Neighbour’s flue

My neighbour’s are a lovely retired couple who have lived here donkey’s years, we have been here a year.

Earlier this week, a gas boiler firm were parked on their drive for a couple of days so I assume new boiler was being fitted. fitted (we are getting a new boiler soon too so was originally going to ask my neighbour’s for details).

We both have kitchen extensions: mine is a smaller one but theirs runs the down the side of the house so my back door opens up to a small side yard area where we have the bins and then an alley to the ‘back’ garden, but theirs is like a small alleyway from front through to the back.

I’ve opened my back door this morning to be greeted by a great plume of vapour from their flue - I usually leave the door ajar slightly so my dog can run round to the main back garden. I had to close it because the emissions blowing from their flue was going directly into my kitchen and filling up the yard.

I have taken a picture for when the vapor had more or less died down, but when it first came on, the vapour filled the air and was blowing directly at my house.

Is there a gas or building reg to say it should not point directly into my garden or should be further away from the boundary?

No that's too close to your door those fumes are not water vapour

Yes there are rules/ building regs about flues. I’d phone the LA Building Inspectors for advice. Or you could look on line, in the first instance.

Best people to contact would be gas safe they'll be able to tell you if it's ok or not.
It is possible to get a plume management kit which would divert the fumes up the way and not into your garden

Ours is similar. It is only water vapour but you can get a flue extension to route it vertically higher like a chimney.

I looked online and some website says it’s water vapour, but some say carbon monoxide and slightly acidic water vapour.

My neighbour's stinks of gas so much the gas board (or whoever they are these days) came out to check so it isn't always just water vapour.

It should be 1m from the boundary if its pointing towards it. The old boiler flue would have given off the same fumes just the water vapour would have been hot ex that your couldn't see it. The new one gives off cooler steam so it's already condensing when it comes out. Also the old one would have blown through greater volumes of air
It could be that you've been breathing the fumes the whole time, but now you can actually see them.

Methane + Oxygen burns to form carbon dioxide + water

Not monoxide unless it is poorly ventilated and not enough oxygen

You also get nox as well from boilers which is unhealthy in the long term, but agree shouldn't be much co
