Is it worth 'staging' my house for sale?

Has anyone done this, whether through a company or just on your own? Do you think it was worth it?

Specifically do you think a set dining table is a bit try hard or worth it?

I agree white linen is clean and nice. One time I sold in late March and the garden looked miserable, so I planted up quite a few pots and one border with cheap spring bedding plants. I used a restricted colour palette.,Apparently the buyers were impressed with the garden.

Yes, make your house look absolutely fabulous. Basically if you want to sell you can't do too much.

OK, I'm not staging it as such, but it's never looked better. I've done most of the snagging jobs, touched up paintwork everywhere, got carpets cleaned, got windows repainted and washed, bought new plants, cleaned and tidied out cupboards. Even if we don't sell (a distinct possibility as we're chasing a particular house) it's going to be lovely staying here!

Sounds perfect. We did similar, and goodness it's hard work - but so worth it. We got a buyer in two weeks and bearing in mind it is a quirky period property, we were very pleased. However, the survey tomorrow might be another thing entirely............................

That's where you need a good estate agent I think to manage expectations. Ours is G2 listed so comes with a huge list of things which can freak out buyers. If I'd believed the survey we got when we bought it I'd have thought it was an uninhabitable death trap.

I wouldn't do a set dining table, but I would do a bit of staging. Clean and uncluttered (particularly photos/personal items), light neutral paint, white bedding and towels, fresh flowers/house plants etc. Ask your EA if they think you need to change anything.

Nobody wants to live in a hotel but at the same time the buyers have to be able to imagine their own stuff in the room, not yours. I know every buyer on MN is savvy and sees past it, but not everyone does!
