Second viewing request - they haven’t sold yet!

A couple recently viewed our house. Their flat is on the market. They want to come back next week for a second viewing - they haven’t sold yet. Is it fairly common to request a second viewing without selling first?
I’m dreading all the cleaning/ tidying/ hiding!

Some times agents won’t let people view at all if not sold
Sometimes they do

If they can negotiate with you a deal it gives them a reduction in their own place -

The agent left it to me to decide. The couple seemed really nice, I don’t want to sound rude turning down the request. But it’s too much work! I don’t know what to do

It’s a bit silly when they aren’t in a position to proceed. Just let the agent take them round so it doesn’t waste your time?

Equally it’s a bit unreasonable to expect to put your house up for sale but not be prepared to keep it tidy - even if you refused to let this couple have a second viewing, for all you know someone might ring up the following day to view so you’ll still have to do all the tidying etc.
It’s a pain, I agree, but a necessary evil of house selling.

I’d agree to a second viewing once they’ve received an offer for their property. Unless they’re in a position to proceed without having to sell first.

Hard to say. We had our flat on the market for a while and were viewing. Once we found our new house we dropped the price slightly and sold in 48 hours. Then there is also some he possiblility that they might not need to sell depending on circumstances. I’d probably take the viewing tbh

I only had viewings from people who were able to proceed, so a second viewing to people who are not would have been a no no for me!

Have you found somewhere you want to buy? I'd be tempted to get the agent to say something along the lines of "thanks for your interest, happy to do a second viewing when you have a firm offer on your own property".

Why wouldn’t you? They might make you an offer, which you can keep on the back burner, if they are serious they will work hard to sell their home as quickly as they can.

Are you also looking? Because people will also be asking if you have an offer?
Selling is just about who can actually pay what you need, it’s great if you like the people etc etc but realistically it’s just about getting the sale and having your house ready for people to view is all part of the process.

If your house is on the market, it should be ready for viewings at short notice anyway. Seriously, if it requires a massive "cleaning/tidying/hiding" process before each viewing that's madness. Get it properly read for viewing and then each visit should only require a quick tidy up. People expect houses they are viewing to be tidy and ready to view but not shoshone perfect! I'd take the fact that they want a second viewing positively, they obviously really like your property and may be viewing with an eye to making an offer the minute they are under offer themselves.

Do the viewing, they might sell their property tomorrow or drop the price to sell quickly.

Don't accept an offer from them until they sell. Your estate agent contract may state that if you pull out off an accepted offer you're liable for the full estate agent fees anyway.

Tell the estate agent you're happy for them
To come round again but when they're in a position to move
Forwards as you can't see everyone who wants to look but isn't able to follow through - once was generous!

I would let them come back. It's a funny time in the housing market.

Have a think about what you would do if they did make an offer before selling. Would you turn down any offer or 'hold' your house for them for a couple of weeks if they offered you a high enough price?

Also bear in mind they may get an offer any day. Especially Mondays.

We are probably in an unusual case, we didn't put our property on the market until we had our offer accepted on a new house. Our property sold on the first day. We bought and sold through the same estate agent so they were able to provide assurances as us as a buyer and the likelihood of our property selling quickly to our sellers. Without this I'm not sure they would have accepted our offer.

I would probably say yes to a second viewing but investigate more if they put in an offer.

I have been in the position of on the market whilst ready to buy , sometimes an overlap if they want to do work ? Overlapping the properties makes a move easier , maybe they are doing that
I would let the agent take then round , let them fall in love with your flat , it shouldn't be much extra work if you have the flat ready to view

If you were deluged by visits from buyers who are proceedable then you're probably in a position to say no. If you aren't though then if it were me, I'd rather let someone come round again - they may sell very soon but equally they may only want to sell if they find somewhere they definitely think they want to buy. You don't have to accept their offer yet but it would seem otherwise that you're potentially putting off a buyer in a difficult market which is a brave call!

Why wouldn't you? Buying a property is such a massive thing. Why be precious about it.

We sold our flat and bought a house recently. We made it clear to everyone who viewed our flat that they were welcome to come back. I wanted them to have as much information as possible to make a decision.

Yes it was a pain to keep the flat tidy, but that's just how it is.

We viewed and had a second viewing and made an offer when we hadn't sold. In fact, we bought without selling (we have a rental flat as well and upped the mortgage on that to buy our new house as the rental flat is in a ridiculously expensive part of the country and we are not.)

Unless you know their exact position it's daft to say no.

You are selling your house! How odd that you don't keep your house tidy generally that you need to do a full clean for people to come round

I don't think you're serious about selling. If I was told I couldn't have a second viewing because the owner only wanted proceedable buyers I'd walk away

I don't think it's unreasonable to want proceedable buyers. However, I would find out, or rather, get the agent to find out, if they are proceedable (perhaps they have the funds without selling?) before I turned them away. Some people are dreamers, some are sightseers, some are genuine. You won't know unless you ask.

It can get ridiculous if you have a lot of viewings but in the end if you’ve decided to sell you just need to grit your teeth and do it. They could receive an offer tomorrow and be ready to go and you really don’t want to alienate them.

Thanks ladies. We decided to let them view.

My kids have zero sense of tidiness or cleanliness (For example, I found some dried ketchup on the radiator this morning) and i like to present my property in mint condition. Going forward, I have to find a middle ground somewhere. They will be coming on Wednesday now. That gives me enough time to slowly clean everything.
