How long before you got an offer?

I'm trying to work out what the market is like at the moment for selling. Specifically I'm in a big Northern city. My houses isn't on the market yet. It'll be pretty pricy (750 - 800 ish) which limits the number of buyers.

If you're selling, how long was it before you got an offer?

Any top tips on getting a sale fast?

South west here - we put our property on the market at the end of February, have had eight viewings, two second viewings and accepted an offer last week for £5k under the asking price. Ours is a period semi-detached cottage in a village - mid-priced. We are committed to moving nearer grown up DC so we priced it realistically so it compared extremely well to other houses on the market nearby. I would say the photographs that go on Rightmove are hugely important, our house looked the best it possibly could. We also spent a month de-personalising it by removing photographs and clutter. I re-purposed my dressing room into a bedroom by buying a pretty day bed and wardrobe. On viewing days we took all the pets stuff out of the kitchen. Obviously cleanliness, flowers etc. go without saying. I think it's that thing of knowing you have done the best you can with your property. From having studied the market in the southwest extensively people are selling and people are moving. I would imagine it's exactly the same in the north - people still want to get on with their lives and need to move. Go for it OP, and let us know how you're getting on.

I'm in London - got 4 offers in 3 weeks of it being on the market. Ended up selling for 10k less than what I wanted

In the Manchester area, terrace house we went on the market in October we had an offer the day after we went on the market after 2 viewers. Had more viewers after it and several offers and ended up selling to our first viewer.

We've sold three times:

2003 - full asking price offer on first day

2009 - full asking price offer on first day

2017 - three offers on first day. Accepted one that was £11000 over asking price.

We declutter to within an inch of our lives and have put stuff in storage before. We also redecorate before putting our houses on the market and get all the carpets cleaned, garden tidied, hanging baskets done etc. We also remove all traces and evidence of our cats and dogs. It seems to work for us!

We’re in Norfolk and placed our two bed, two bathroom semi on the market three weeks ago. We had one viewing the following day and accepted an offer £5k under asking by close of play.

An identical house directly opposite us has been on the market since January. We went on £5k under their current asking price (they keep reducing it).

Our buyers viewed both our property and the neighbouring one on the same day and decided to opt for ours.

The only difference between the two is the presentation, marketing and general upkeep. Otherwise, they’re identical - both built in 2017.

We decluttered, depersonalised, cleaned carpets, deep cleaned throughout and ensured it was pristine for both the photography and viewing. All evidence of our dog is removed.

The neighbouring house had so many vehicles in the way, the buyers had nowhere to park and the vendors dog jumped all over them as soon as the door was open. Their presentation is cluttered, untidy and through an online agency. Their photography is poor quality and shows clutter in every room.

They’re still on the market now, with little interest and have just dropped the price again.

South West here, over asking price offer within 2 hours of the estate agent listing it on their Facebook page before they'd even produced our particulars. We were lucky, it was a case of right buyer right place right time really.
