Moving to Hackney Wick?

Does anyone know what Hackney Wick is like as a place to live? We came across nice newly built flats there but not sure if it's the right area for a couple in their 30s with a baby on the way.. it feels a bit more "nightlify"?

I think it is good for a young family, lovely parks and outdoor space, lots of families whenever I am around there.

There has been massive gentrification in the last 5 years but it is still pretty rough around the edges. At night it is a bit rave central, and there is plenty of graffiti (e.g. all over the windows of the new build flat block by the grocery shop) and people selling NOS and stuff.

Daytime it is much more cafe/bar in the sunshine on the canal vibe. NIce. Vicky park is just across the road.

Big supply of new build flats there.

Geographically cut off by the canal, and A12. Transport links aren't amazing IMO - 20 min walk to Statford or jump on the overground for one stop. Better if you are into biking to work. Easy to get the train to Hackney Central for the restaurant and bar scene there.

Personally I love HW and I was keen to buy a flat in the Omega Works block back in 2012 when the 1000 sq ft 2 bedders were 380/400k - now they are c.600. Didn't work out then and by the time I was in a position to buy prices had shot right up.

The newer blocks don't have Omega works flat sizes or position but obvs are newer.

I am not sure if I would buy there with a small child. To me it is much more "young-professional party scene" than "baby zone".

Expect you would be in the catchment for that rather nice looking primary across the canal though.

Also I expect you have around £600k to spend if you are looking for a 2 be new build in HW?

For your money, with a kiddo on the way I would buy in Leyton or Leytonstone More family focused and you can always chuck the kid on the back of your bike and pootle through the olympic park down to HW and enjoy the daytime cafe culture before returning home to your quiet residential street house.

Rent there for 6 months - then you will know. No rush on buying anything in London at the moment - especially a new build. Or you could even do an few air b n b weekends? Where do you live now?
