Trying to complete, not freaking happening

Honestly feel like screaming. We signed contracts 2 weeks ago and still seem to be in limbo. The latest is the vendor did not provide an up to date gas boiler certificate (handed in a 7 year old one to his solicitor.....) so of course he was informed to have a survey performed, which took 100 years (pissed off exaggeration). And now we've been informed it did not pass the survey and the entire boiler needs replaced, no shit sherlock that's why you didn't want to have the survey done. They will not complete until he has the work done and he lives abroad and the property (which was being rented out) has been empty for 6 weeks now so this dick bag has had ages to sort all of this. And of course I've given notice on my property because we were told completion would be 15th March so I have to be out by 29th. Oh and my solicitor is a slow ass bastard. Anyone feel my pain?!

Im in Northern ireland if that makes any difference, it was the vendors solicitor who requested he provide a gas safety certificate and then forwarded on the 7 year old one to my solicitor who replied co-ownership wants an up to date one before completion. Co-ownership won't let us complete without a working heating system or else they refuse to put their 20% funds in and the whole thing goes capute which the vendor is aware of so its either fix it or pull out and if he pulls out then he knows his cutting out any future potential buyers who are using co-ownership as their response will always be the same regardless of buyer. Which I think is quite a high percentage in Belfast.

Ah right didn't know that, yes normally it's not something for the mortgage company so it's down to the buyer. But sounds like you're not in a strong position to unblock things. Hope it goes well though.

Hi OP just a thought can you not put a retention amount on the funds you pay to cover the cost of the boiler so that you can go ahead with purchase?

dewysungoddess nope, co-ownership don't allow that either, they are a fucking nightmare in all honesty but without them I wouldn't be in a position to buy any house.

smart123 I don't blame you for the counting mistake, probably feels like 41! Well I have had another hellish day with the estate agent and am actually grateful it's the weekend so I can have a break from her snidey emails. The latest is the work didn't begin today because the engineer is waiting on a part to arrive on Monday.... Que me "what part? surely the whole boiler is a package deal". Oh the vendor has decided to first have the timer and ignition replaced and thinks this will fire up the existing boiler, of course if it doesn't then he will replace it. NO that is not what I was effing told yesterday, you are being sleeked with information and now if this does make it pass the survey through the skin of its teeth I will be left with a boiler on its last legs and the replacement/cost will fall on me when your sticking plaster decides to fall off so to speak!!! I was told "if you wish to withdraw please let me know at your earliest convenience so I can inform my client and put the house back on the market". Well love, my earliest convenience is after I find out whether the ignition replacement does nothing for it so I'll ya know on Tuesday. Fuck!!!!! Sorry for the rant.

We finally exchanged yesterday and completing next Friday. 35 weeks in total, although feels like it's been years. I really hope all of you will progress soon and be in your new homes before you now it Smile

Oh I've had some news and been in tears.
Buyers solicitor wants to hold money back after sale, to cover neighbours chimney repairs, after we have had a couple of quotes, I've said no to this idea and I'd rather knock money off asking price, as then it would be done, seems a unfair deal but I just want it done now and move on.
I've told my buyer and solicitor this, and I have a builder going to quote cost this evening, hoping it won't be horrific
