We are thinking of selling our house without using estate agents. Can anyone advise what (apart from photos, brochures, advertising, viewings, liaising with all parties, estate agents do that we would need to do? Thanks

How are you going to get the house listed on rightmove/zoopla? Estate agents also have a register of people currently looking and will send your property out to them the moment it is available - not just relying on buyers to see it themselves on rightmove. EA can also conduct viewings whilst you are at work.

I've used purple Bricks for mine. It's much cheaper than a high street agent but it sold in a weeks rather than the 8 months it was on with the 2 high street ones. Would highly recommend.

Thanks for your replies. We can do viewings ourselves as we work from home. Was thinking of advertising of some local sites and creating a Facebook page with sponsored adverts, for starters.

I think you will struggle to be honest. Pretty much everyone I know looks for houses on Rightmove / Zoopla, so if you aren't with an estate agent and not on those sites, you won't get many potential viewers.

If you cant afford/ dont want to pay agents fees I would think you would not take any offer below your asking price... fine if its priced right
Also echo the pps about rightmove and zoopla... everyone starts there

Tbh, it would put me off as I'd rather deal with an EA for a house sale. It can be quite stressful and a third party really helps IME.

But people would have to find your Facebook page first. Honestly, I think you’ll have huge trouble getting the widespread coverage you need. Everybody househunts on Rightmove or similar.

I agree with previous posters

Can you do a proper accurate floor plan for example ? By the time you have done the pack that most decent EAs put together ( and their commission these days is not dreadful ) , I would have thought you could spend what they do ( by virtue of they can do things more cheaply as doing it all the time ) you may not be saving a huge amount ( depends on price of house obviously) but personally I would prefer the wider publicity / advertising and get more people interested and offering. But then I am a great believer in a house is only worth what someone will pay for it. & yes Rightmove etc are where most people start or they know the area & they trawl round the Estate agents to see what they like. Unless you have a house where people are frequently putting letters through your door asking if you want to sell I think you may possibly be spoiling the ship for a ha'porth of tar. And I know EAs often get a bad rap but I would prefer the wider advertising and making your house known to more people. I am not sure how you would do this yourself as well as an EA. So of your list - I would say Advertising is the one a decent EA could do better than an individual could. But if you have a very special house then maybe just putting the word out could work or a sign but , honestly - I wouldn't do it. I assume you will still have to ask a few EA s to get a reasonable valuation.

I have no experience of Purple Bricks which may be a decent compromise.

@lboogy haven't got as far as the conveyancing yet as only agreed offer on Friday but yes I will do as it seems easier.

The EA did the viewings as I HAVE to sell the house and she seemed brilliant. All of the appointments, feedback, offers etc all come through straight away to the app which is really easy to use.

Sooooo much easier than high street agents phoning me up and being the middle man.

@lboogy she also did the negotiations. I got an offer of 5k below asking price. She asked if that was acceptable. I said asking price would be perfect, but lowest I would go would be 3k below asking price. She phoned back 5 minutes later with an offer st the full asking price.
