Loft Conversion - WWYD?

Hi all! We are having a loft conversion done, but we can't decide on the configuration of rooms! Have listed all rooms and measurements for context and then the three options for the conversion. Any suggestions/advice most welcome as we are stuck! Thanks!

Ground Floor
Lounge 4m by 3m
Kitchen Dinner 6m by 4.5m
Utility/Larder 3m by 3m

1st Floor
Master Bedroom 4.5m by 3.5m
Double Bedroom 3m by 3m
Single Bedroom 3m by 1.5m
Family Bathroom 2.5m by 2m

Loft Conversion Choices -

A. 4 Bedroom House (Turn 1st Floor Single Bedroom into Study, no Guest Bedroom)
Master Bedroom L-Shaped - 2.5m by 2m and 4.5m by 3m
Master Bathroom 3m by 3m

B. 4 Bedroom House + Study (As above but squeeze small study in loft bedroom)
Double Bedroom 5m by 2.5m
Study 2.5m by 2m
Master Bathroom 3m by 3m

C. 5 Bedroom House
Double Bedroom 4.5m by 3m
Bathroom 2.5m by 2m
Double Bedroom 3m by 3m

How many of you are there and how often do you / would you have guests to stay?

Your single bedroom is so small I wouldn’t count it as a bedroom so I’d probably go for your third option which would be a 4 bedroomed house.

I don’t think a master bedroom needs a 3m x 3m bathroom - the smaller size would be fine.

Dressing room? If you have lots of space.

We went for 2 bedrooms and a small master bathroom in our loft conversion and it is great. We’ve only got 2 bedrooms on the 1st floor. It is nice to have the master bedroom at the top.

Have you used landing space for your staircase?
I only ask becuase you often lose a room/half a room for stairs.

In option A, you have an L shaped master. Is there any reason why you couldn't use the L as a study? Who uses that study? If it is you and dh, could it be off the master? Does it have to have a door/wall?
That would give you a larger bedroom, and a study area.
(I think the 2.5 dimension in option B is too small)

if you regularly have guests, then keep a guest room somewhere

Thanks for the replies, there are four of us (me, DH and 2 DDs, who are 5 and 2.

We do have guests fairly regularly.

No, we haven't used landing space so won't lose a room or anything. My DH will be working from home so the study is really for him so yes, could definitely be off the master and a door/wall wouldn't be necessary and I'd definitely like a larger bedroom!

There are 4 of you and you have guests regularly - then I’d go for two doubles and a small shower room in the loft. DDs can have the loft rooms.

If your DH works from home then i’d Have a separate space for that. He needs to be able to shut the door on work at the end of the day (DH worked from home for years and said he liked that once he closed the door at the end of the day he was out of the work zone). So i’d go for the 5 bedroom option so you have study and guest bedroom.

my dh works from home. I wouldn't do the study as part of the landing if he works from home.
Your dh needs a proper room where he can work and shut the door.

I think a study in a loft isn’t a good idea. Too far away from the kitchen for coffee! Use the weeny bedroom. Build in lots of storage. Tiny double bedrooms are not good and feel cramped. So use them with single beds for the children. There is no reason why they have to sleep on the same floor. One can have a loft room.

We did option B in the end! The work finished in September. Pleased with it, apologies, I lost this thread for some reason when I changed phones

No roof raising. That rough number was including windows but no fixtures or anything like that in the bathroom etc
