I put in an offer on a house I'd seen a few weeks ago. £100k below asking price. At the same time I requested a second viewing . The estate agent phoned to tell me it was a ridiculous offer and he's going to cancel the viewing. I can afford asking price but the property requires work .

The agent put 'can't afford property ' as his reason for cancelling the viewing. I'm mighty pissed. Purple bricks customer service is useless. Told me to negotiate with the vendor which is fine but how do I get a second viewing without having to see the same agent?

O mean I suppose it depends on how much the asking price is as to how ridiculous the offer was. I dealt directly with the vendor when I bought through purple bricks so it might be worth messaging the vendor directly.

You can message vendor directly but I would tread carefully as I expect they think you're taking the piss and are already pissed off about the situation

The property is on for 700k. Other properties in the area have sold for around 650k but that was a year ago. Not much else similar to do a comparison. I'll message the vendor. Thanks

Not sure that has much to do with Purple Bricks, and everything to do with you putting in an offer that is ridiculously below their expectations. I suspect you'd not get that far with any estate agency.

Estate ages have a responsibility to pass on all offers. I've seen properties in the area drop £100k from asking price because they weren't getting offers, so frankly I don't think it's a ridiculous offer. Particularly as it's a house in need of a complete gut job

Purple Bricks are rubbish though, or at least that was our experience of them. Very poor communicators, never on time and not much knowledge of the market.

We sold through purple bricks and had a very good experience. Very transparent so we saw offers as they were made via the online portal. We would have declined a second viewing for anyone offering that % below asking. It’s such a faff cleaning, tidying, being out etc that we wouldn’t have done it if we didn’t think the viewers were likely to make an offer we’d seriously consider.

I'm presuming this is in London as I can't imagine anywhere else that a house without a kitchen would be on the market for 700k.
You say you can afford the asking price so make it clear to the vendors this is your 1st offer not final. But tbh they probably think you are trying it on a bit. They don't have to let you view so if you are serious then you will have to make this clear to them.
I had a guy who came to view our house twice, requested a third viewing but it came clear quite quickly to the agents that he was just wasting time as he was not in a position to buy. Estate agent told him no viewing. This is what I paid them for.

...... and I presume the Estate agent noticed that when they valued it, and the vendors are aware of that before agreeing the price they have put it on the market for.

Surely the point here is that a house is worth what someone is prepared to pay for it? When you made your offer OP, did you give your rationale or did you say something else?

If you are going to message the vendor directly, be very careful how you phrase things and don't assume the EA hasn't been in contact with the vendor.

I should have given an explanation to the vendor. I've upped my offer explaining why I've gone with that price
Closest comparison I could find was sold for 650k which was near a tube line , however there is a plot of land next to the house I'm interested in which is owned by an private entity which could potentially be built on. If it's built on then I'd be living in a terrace which is not what I want so that was the reason.

Anyway I've now seen another property which is fully renovated which I will offer on if this one doesn't pan out
