Is this agent believable?

Viewed a house last week for sale at £ x15k, liked the house and didn’t want to mess around so offered the asking price. A few hours later I’m called back by the agent to say, another offer of £x15k has been rejected and the property was reduced in error and price is in fact £x25k! I was annoyed but decided to offer £x25k with a few works done to the house (vacant property been refurbished and builders still doing finishing touches). Came back to say offer rejected with additional work I need to go above £x40k! (Additional work requested less than 5k of work). Now the property has been on the market for 3months, but I really liked it so went to £x35k... 20k more than the advertised price when I first viewed. I waited THREE days for a response to be told sorry you lost out... someone who hasn’t even viewed and is cash buyer put a note through the door for £x40k! House now removed from market and agent website. Not even on as sold stc. Am I right to think is is all really really odd?

Its really odd and best to walk away. Sounds like they're playing a game. Don't get involved even if it comes back on the market.

It probably is true ... why else would they turn down an offer of £20k above asking price?

Where I live the market has really picked up the last month. I can’t help thinking vendor was annoyed at agents pricing error and will relist with another agent at much higher price? I suppose time will tell.

I offered 2k on offers over. Was taken off market and remarketed MUCH higher. Sold for £15k more than my offer. Except it didn't (friend of a friend knew the seller). A year later it went on for a month at the much higher price and it's come off again with no offers. Playing silly games can come back to haunt you.

I think you are being mucked about with and should withdraw your offer.
