Family of 2 adults and preschool and baby.
How does this property look? Would be a cash offer with no chain, what do you think I could go in at ?

Good value for Cambridge, though you probably would feel a bit squeezed longer term - I guess it would be bunk beds for the kids? But a nice house and nice location- good area of the city for families. Not sure about price, as I don’t know what the market is like there at the mo - guess it depends how keen you are?

slipperywhensparticus · 10/03/2019 17:14

I love it 🤷‍♀️

whymewhynow · 10/03/2019 17:16

Poor light, dreadful kitchen layout, only two bedrooms and nowhere to fit a staircase should you wish to go up to the loft (without sacrificing some of front bedroom) so, unless it's a steal, if say keep looking. In your position, I'd be prepared to take on a small mortgage and get a home better suited to your family's needs.

sunnyandwindy · 10/03/2019 17:19

Not able to get a mortgage , other property is www.rightmove.co.uk/property-for-sale/property-59576901.html but would need lots of work doing etc.

I love the first one; it seems to have a good ‘feel’ to it.
My children shared a room until they were 10 and 7 and they have so many happy memories of that time.

Mummyshark2018 · 10/03/2019 17:28

I'd go for the second definitely, spend some money and will be better than first. The layout is much better.

sunnyandwindy · 10/03/2019 17:38

Plans for the second property are move bathroom upstairs into bedroom 3 and do a loft conversion for another bedroom. Create big kitchen diner downstairs where the utility and bathroom currently are.

can you go a bit further out, you'd get more for your money and the transport links are good here

sunnyandwindy · 10/03/2019 17:46

@wigglypiggly a bit out... that's another part of the world entirely! Prices are low there for a reason!

I think property one over property two. Doing lots of work with two young children is a pain. They look similar sizes? Could you go into the loft with propertyone eventually? Property two may be cheaper but complete redecoration, moving bathroom upstairs, new kitchen will soon add up.

Mummyshark2018 · 10/03/2019 18:25

Depends what you want to do- modernisation or structural work. Building work is very expensive in Cambridge- about 2-2.5k per square meter. Personally I think house 2 would be a better option, house 1 isn't worth 60k more.

flumpybear · 10/03/2019 18:30

I'd but 2 and make money by adding a loft extension and sorting out downstairs too to a much bigger kitchen diner, snug / orangery out the back if you can get planning on back of house

Getitdonet · 10/03/2019 20:43

Property 2 hands down. Its got the 3rd bedroom already & has better scope to extend & add value when u decide to do it up. Property 1 isnt worth 60k more in its current form & the kitchen layout isnt that great. You could really put ur stamp in property 2 with the 60k difference.

mathanxiety · 11/03/2019 02:19

Property One for me.

You might be able to put a stairs to the loft in Property One if you started them in the cupboard in the bedroom. Or a spiral staircase. I don't know how much gear there might be in the attic associated with the solar panels but you might be in for a bit of electrical expense if you sere to convert the attic. Or maybe you could bump out over the existing kitchen extension or knock out the kitchen wall where the back door and utility area are and create a bigger kitchen with a room over it too. Maybe extend all the way to the party wall.

I prefer Property One. I sense a good deal of 'deferred maintenance' in Property Two (aka very expensive surprises as you remodel).

Love that long back garden in One too, and the fence looks nice and sturdy.

Property Two needs a comprehensive gut job.

Decormad38 · 11/03/2019 02:30

Thank god I live in the North. Go for the first I guess. Can’t get over the prices!

EmmaGrundyForPM · 11/03/2019 03:16

Personally I'd go for property 2 if you are prepared to do the work. However it would b a lot of work.

I wouldn't want to live onnNeemarket Road - far too noisy and polluted plus parking would be a total nightmare. Brampton Road is much nicer plus the house comes with a garage.

Does it have to be central Cambridge? Whilst I wouldn't suggest going to the fens would you consider somewhere like Cambourne? Youd get far more house for your money.

scaryteacher · 11/03/2019 11:07

Second one...my Nan used to have a three bed on Brampton Road, and when the four of us used to visit, there was more than enough room. Big garden and access to Coldham Common (does it still have the Witches Hat to play on?).

longtompot · 11/03/2019 15:20

I think number one has a lovely feel about it. A look at satellite view shows other houses in the same rd have done two storey extensions. I wonder if you can go out sideways from the kitchen to make it much bigger? A nice glass roof similar to an orangery style building would look lovely, and not stop the light getting to the middle of the house. I think it looks livable now and could look amazing in the future. The other one would worry me with the weird angled walls and I imagine it might have some hidden issues.

sunnyandwindy · 11/03/2019 18:06

Decided to go for property 2! Getting the work done at cost price , so shouldn't be too awful.

I think you made the right choice. Good luck with the renovations.

projectsincoming · 19/04/2019 18:02

Completed on the house yesterday so am a first time home owner! Very exciting!

projectsincoming · 19/04/2019 18:03

Bookworm4 · 19/04/2019 18:05

Prices are crazy in the south, here in Scotland the same house would be less than half those prices.

projectsincoming · 20/04/2019 12:11

I know @Bookworm4 it's painful isn't it.
