Going to throw myself on your mercy here as I haven't got a clue! My diy knowledge is divided into things I can do and things someone else needs to do, but haven't much of a clue who does what...
We have a large stairwell void and a small third bedroom. Happily, these coincide, and no one has built over the void yet so we can extend. This will take the room from 2.3x2.3m to 2.3x2.9 including a fixed wardrobe.
The wall next to the void is not load bearing, but does include electrics. What kind of person would do this? Builder? Joiner? Would they do the electric stuff? Would they hire someone separate for it?
Part 2...
DH and I aren't yet in agreement over the layout. The door is in the corner on the near right hand side, about 90cm inc. frame. That leaves 140cm over the stairwell void. Currently, the door is fixed to open outwards onto the landing.
The doorway to the second bedroom is about 60cm away from the small 3rd bedroom. The options are:
-
Just build a wardrobe over the void. Lots of room for this, can put in built in shelving, really tall, tonnes of storage to be gained this way.
-
Build the cupboard out over the stairs, but split it. One side opens into the bedroom, another opens onto the landing. Creates a useful bit of communal storage. 3rd bed would still be a small room and inhabitant would likewise only need a decent single wardrobe.
-
Bring the whole wall line out 60cm so that 2nd and 3rd bedroom doors are perpendicular. Turn the door so it swings back inwards. Whole cupboard belongs to 3rd bedroom as per 1, but also the option to have some open shelving on the door side of the cupboard.
For what it's worth, our house is a higher spec than most similar in the area, but the 3rd bedroom was the smallest of all those we looked at (12/12). This would make it more like 6/12, so similar.
Any input appreciated :)
