Which is more important; house or garden?

Currently on the look out for our first home! There are two properties we're currently looking at, both need cosmetic work doing to them, and I would say have roughly the same floor space to them.

House one is a lovely looking victorian house, hard wood floors, beautiful staircase, I really fell in love with how it looks. It has a decent sized garden but a neighbour access running behind it so no scope for extension. No parking.

House two is more modern, would need more cosmetic work doing to it to suit our style but it has a hugeeeeee garden, could easily be extended, has off road parking and a workshop which would allow my partner to continue his business from home.

I'm really torn between them, I love the look and feel of house one but house two ticks more practical boxes for us and it really is our dream garden!

What's more important for you? The style of the house or outside space?

House 2 meets your needs better. Victorian styling is a want. You can hardwood throughout no.2, change door handles etc. House with parking is so much better especially if you think it may become a home with children.

House 2 definitely. The garden would definitely sway it, plus the parking.

Designated parking was the deal breaker for us when we moved two years ago. We just weren't prepared to have any more parking wars with neighbours or visitors. So we went with the house that had off road parking despite the other house we were looking at was more centrally located to town.

No way would I ever buy a house if a neighbour had access through the garden. It will get annoying very quickly and you may find it difficult to sell later on.

House, for sure.

I don't go in my garden for 70% of the year despite it being lovely because it's dark and/or cold.

When it's sunny after work I sit on the front step (so not the garden at all) because it's the only place that gets the sun at that time.

Unless you don't have a job and are at home a lot or something, I am not sure a garden is a big deal in the UK.

I would 100% go for the second house. Sounds way more practical, having the potion of working from home adds massively to my work/life balance and it may be the same for your DH, the option to extend has value if not for you then if you come to sell. Having a third party right of way through the garden is a not-on-your-nelly for me, given the choice you have.

Also, think not just of what you enjoy now, but what you may enjoy in the future. I have never had any interest whatsoever in gardens beyond having a table and chairs to have something to drink or eat at, and maybe a few pots of geraniums in summer. Until a couple of years ago, and now I love my garden. I am really passionate about it, and I would never in a million years thought I would be one of 'those people' even a few years ago.
