Who do I need?

Posted in aibu for traffic but no replies. Can anyone here help?

House extension done by cowboys a few yrs ago. Was told by the council it was left in a safe state however cracks are still slowly increasing / growing. We also have a roof leak which is likely due to poor construction.

I want the entire house assessed & a professional report identifying all issues & cost effective fixes, to allow a knowledgeable starting point for a discussion in completing the job with new builders/ roofer. Terrified of getting ripped off again, not sure I have enough money to finish the job (as in for the internal spec I'd hoped for, but I should have enough for the structural aspect correction & finishing)

My Q is... do i need a structural surveyor, civil engineer, structural engineer or chartered building surveyor??

Who ever I get in I need to take responsibility for identifying all faults & I need thrm to be accountable for any issues they miss (suitable insurance etc). Any pointers?

Well you don’t need a Civil Engineer as you don’t have a bridge! Or a road.

Structural Engineers report on severe structural faults. Usually after a Chartered Surveyor has reported and is unsure as to the cause and remedy of the faults. A Chartered Building Surveyor will have suitable knowledge for your report and they will have experience of structures. If there is an issue with foundations, heave or subsidence they will want to call in a Structural Engineer, but you don’t need to start with one.

Thanks. I'm clear it's a structural engineer I need now.

Been looking at istructe to try to find a reputable one near me. Do you know if there's much difference between a chartered vs associate member? They seem to be charging the same which I'm puzzled by as my understanding was chartered was a higher level. Or have I misunderstood?
