Sagging lintel

Went to look at the outside of a property I'm interested in and noticed that the lintel above the front door is sagging slightly. Would. This be a deal breaker? I've not seen the inside yet as the tenants are being difficult.
It ticks every single box for me apart from that issue

Are you looking to buy it? You don't say. Once you've looked round the property, and if you want to buy it, get a full structural survey (not a homebuyers survey or a valuation survey) to find out if there are any major faults, and whether they will be easily (or expensively) fixable.

Yes I am. It's s lovely house that ticks all my boxes. But I have absolutely no spare money so don't want to spend money on surveys only to have to pull out. Are the agents likely to have the survey that was done when the house was sold 4 years ago?

If you've no extra money then don't go near it. Sagging lintel could be caused by a number of things and means something structural is going on somewhere, but you won't know until you get a survey.

Out of interest how old is the house?

P.s. doubtful you'd be able to get your hands on a survey from the past unless the homeowner gave you one but also wouldn't put much stock in a 4-year-old one. Houses change over time.

It's probably 50-60 years old. I noticed that the majority of the houses in the area have got repaired cracks. Hopefully the tenants will stop being difficult and I can get in for a viewing.

Haha but what if you fall in love with it and have to buy it? What would you sell to get a new lintel...??

If you can get inside... get a surveyor out to do a Home Buyers Report. Should be about £600.

Ive got really carried away with it. It's perfect. Though I've decided, looking at the sold prices on the same road that it's overpriced. Just want to get inside! It's the only house that looks like it's nicer than the one I'm renting. (Landlady can't afford to sell to me this year)
