Please help me with this house layout

I want to buy this house because it's perfect location for us. DH thinks our 2 DDs need equal(ish) sized bedrooms and there should be enough space for 3 good sized plus one or two smaller (under 9m2) bedrooms.

On paper there's loads of room but I can't make it work because of sloping ceilings.

Master bedroom is essentially a loft conversion (from a roof shape perspective) because I thought about splitting it down the middle but there would be no ceiling height. DH wouldn't want to spend money on dormers (& I'd want to keep the neighbours onside). The 'office' has reduced head height with about a door width on the wall shared with the walk in wardrobe that is full height. The door through to the Master bedroom is cut into the slope.

I'm stumped. Please help! The downstairs layout is great so moving the stairs wouldn't be that helpful downstairs (but I would consider it depending on downstairs impact).

Also depending who your potential guests are, they could still sleep in the 'study' in relative privacy whilst you are waiting to get the cash together to amend the layout properly.

My parents would be happy enough with me and DP coming through to get to bed / get up.

Presumably the downstairs playroom could double as a temporary guest room any way?

The playroom has room for a sofa bed so I think that's the temporary solution for guests. The office only really has 1 metre wide head height so if you put a sofabed there you'd need to duck going into the master bedroom. It's tricky to give advice when you've only got a plan to go on so I do appreciate all suggestions.

Looks like the office would be a great study/craft area, or storage space though (often lacking when you build into the roof)

Choose the right location over a slightly awkward layout every time, it will make you happier in the long run.

Spend a bit of time and money on planning and furnishing the two smaller bedrooms for the girls.

How about this? The ensuite might be a bit cramped but you could possibly get a shower and a slimline toilet and sink in there?

@Fooferella now that's really interesting and gives a bigger ensuite. That could also make great use of the slopy office bit with clever storage.

The bit that's less possible is the bed 2/bath switch because it's a solid wall between the bathroom and that bedroom but only a stud wall between the 2 little rooms. (But I only know that because I've seen the house. You only have a plan to go on!)

I would avoid moving bathroom anyway as it costs £ if you have to faff with sewerage.

I don't think losing the strange office space is a loss though as it was just a glorified corridor?

In that case you could keep the bathroom where it is and either knock the 2 small bedrooms together or just keep them as they are. The new bedroom created by moving your ensuite and dressing room looks to be about equal to the bedroom next to it. I obviously can't see the slope of the roof so it may be that one or the other of these won't have enough usable space.

@Fooferella that would make a useable spare bedroom with sufficient head height in the right places (doorways etc).

Hello! My house has a very similar layout. I agree with Fooferella. She offered a great option how to do everything. We tried to plan the house so that this bed would be placed in the bedroom housera.co.uk/bedroom-sets/235-1477-jamilia-set.html#/57-solour-nutwood
We also tried to make one of the rooms under the office. We did this house planning 7 months ago and are quite pleased with it.
