What to look for on second/third viewing?

Sellers have given us 30 minutes for the third viewing. Offer already accepted. Please could you tell me what specific things to look for? We are getting a structural survey done later but until then, is there anything we need to check?

Thanks in advance!

Why did you book a third viewing if you don't know why you want to go back round?

OlennasWimple · 26/02/2019 17:02

If you've already had an offer accepted, presumably you have already decided that you want to buy it? So you're not looking at things like whether you would have to buy a load of new furniture / whether it's been looked after properly / does the garden being north facing pose problems for you / does you car fit on the drive?

third viewing i imagine u are just measuring up for furniture/blinds etc or what building work or gardening u want to start doing yourself once u get the keys, so you can start looking for tradespeople?

ShadyLady53 · 26/02/2019 17:12

Didn’t have a third viewing but if I did I’d be looking at measuring for wardrobes, beds, sofas etc.

Do you know how old the boiler is, if any recently completed building/plumbing/roofing works etc?

@olennaswomple, @scheduled and @peeblet - thank you for the useful replies.

My third visit was with my survey in my hand and we just went through all the stuff it threw up

SpanielEars070 · 26/02/2019 22:37

Ours was already empty when we did our second viewing, so DH checked all the storage ie house loft, garage loft, cupboard under stairs sort of thing to make sure that everything had been cleared. We also double checked measurements for curtains as the poles had been left and roughly worked out where the bigger items of furniture would fit.

Wakk · 26/02/2019 22:52

Why have you booked a third viewing? No wonder the vendors have given a 30minute time limit.

It seems a bit pointless if you've offered, been accepted and don't know why you're going.

Don't mean to sound harsh.

mangocoveredlamb · 26/02/2019 23:30

Could you postpone until after you’ve had your survey?
We found it really useful to look round with (horrified) eyes after the (terrifying) survey came back.
Loved it more than ever despite everything though!!

Bluesheep8 · 27/02/2019 09:15

I would expect you to be measuring and/or be considering carpets/decor etc. Or have a builder/tradesperson with you Very odd that they have given a time limit though. Can you think of a reason why they would do this?Confused

LegoPiecesEverywhere · 27/02/2019 09:20

As pp said above. A third viewing is for measuring not for checking if things work.

Sorry, didn't mean to drop feed. But here's the back story.

House went on market last year. We made an offer but was rejected. Another party's offer was accepted. Then house was SSTC. We gave up hope.

Then it went on market again early this year. We made an offer again. Was accepted. Since we viewed it a year ago approximately, we wanted another viewing before making offer but they refused as there was a family bereavement. In the meantime, we really wanted the house so made the offer anyway. They accepted.

Now sellers are open to us coming to view the propert again, although our offer has been accepted.

Apologies for the drip feed, I didn't think it'd be necessary as I thought my question was fairly straight forward.

Thanks for the response so far.

That makes much more sense with your update (we only viewed once!). They may feel uncomfortable with people, especially if they are grieving.
I'd look for damp, damage, check all kitchen doors and drawers open and close, flush the loo, run the taps etc to check water pressure and that they are working. If you have any large furniture / need to measure for curtains etc I'd try and do that in case they refuse another viewing.

Check things like will you be able to get furniture upstairs.
