Planning rules re changing approved plans

A house we want to buy has 2 lots of approved plans. In essence it's an application for the front extension and one for a back extension. No work has started and applications are 2017 and 2018.

We'd like to modify the front extension and there were quite a few (4) objections to it previously plus quite a few (8) supporting it. The main objection was change to the streetscape. Our modification would be single storey filling in the L area where the garage (to be converted) sticks out.

It's not a deal breaker but would provide a small study for me and my business.

What are the dangers with modifying front extensions? We could submit a plan to keep the garage and extend for the study (keeping the garage streetscape bit) but then we'd want to convert the garage to a snug. Would we need additional pp for that when we converted it?

Also how true do you need to be to the plans? There's an extra ensuite included which we'd just like to subsume into the bedroom. Does that need approval? It's a stud wall we just wouldn't put in.

You will need new application if front is changing appearance. Regardless of new application's outcome, you can still build as per previous approved application if you wish to do so.
