We are buying a bungalow and wanting to extend in a few years. How much do we need to save?

We have friends who are in trades, but just wondering what you have all spent and to what spec? How many meters square? Did you get one company in to do the lot, or did you hire different tradesman yourself?

I'm really interested in how much the actual groundwork and building of walls/knocking down walls and roofing costs, not the internal finishes or plumbing work as my husband is a plumber and gas engineer, his best friends are an electrician, plasterer and kitchen fitter, so we would be using them.

Also whether it was a single storey, double storey or loff extension?

We're just wanting to do a single storey extension for now and then maybe in 10 years do a loft conversion.

I'm just trying to figure out whether it's worth having different tradesman do their bits to save money or whether to get s company in to do the lot to save time and stress!

Hi WBWIFE,

We are currently finishing off having a 28m2 single storey extension done. We decided to have separate trades to come in as we are in a similar boat to you, knowing people in the specialist trade etc.

It can cause a little bit of a headache (depending on the size of the extension) having different trades but we managed to save around 15% the whole build.

It worked out roughly £1100 per/m2 up to plaster which included bi folds(4m) and two big roof lights (1.2mx0.75m) everything else was pretty straight forward e.g foundations/ brick/cavity/blockwork make up/timber joists and a couple of steels.

We used an Architectural technician who was faultless and charged half the price of the local architect in town! He helped with all planning/building regs approval and gave us advice on a structural engineer we couldn't fault his effort to help us.

£1100psqm isn't overall too bad if that includes bifolds too!

Posting the same website over and over again on multiple different threads appears as spamming/advertising. Once on one thread or maybe even on two threads nice and helpful 10 threads in under 10 minutes deeply annoying and appears like spam.
