A bit of background, we put our house on the market 6 months ago, fortunately sold within one week however after 4 months we could not find anything so buyer pulled out, we came off the market. Our search for our next house is very specific (which we can't change) so there's not many houses to choose from and we have thought maybe we wait until we have seen somewhere before we put ours on the market.

So we have been approached by a cash buyer (via an agency) in rented willing to wait 6-12 months for us to find. Offer is around £7k below what we accepted previously.

WWYD, accept lower offer so that we are in a strong proceed-able position when a house comes up, go back on open market to try and achieve similar price as before or just hold off until we find. We are fortunate that our house is a sought after design and location so are confident (as much as you can be) that it will sell.

Would appreciate any thoughts.

Sounds good but get your solicitor to check it's all genuine before relying on it.

What does the £7k represent as a percentage?

Hi

Previous offer was £5k off asking price, this one is £12k off that asking price. The market here hasn't really changed in our area since the last time so if we went out on the market I think we would put it on at the same price

As pp said, get solictor to check and accept. The alternative would be to sell and move to rented whilst you look for your specific home.

I wouldn't accept it. It will put pressure on you to find another home in the time frame - albeit a long one- plus you are confident that yours will sell quickly when you're ready and for more money. Not sure I see why this offer is good for you.

Accept it. We have been told by 2 vendors that we’re not proceedable, despite having a buyer, and offering the highest for their houses - because we’re in a chain (of 4 - I had been quite pleased about that!)

Unless you’d be happy to rent yourselves.
