What deal did you get on a new build?

We've found a new build house we love. We've never bought one before. Can you offer or is it best to go for stamp duty contribution etc? It doesn't come with flooring except in kitchen, utility and bathrooms and no turf in back lawn. How feasible is it to get that 'thrown in? It's the last house of it's size in the development.

Never bought a new build, but it's a buyers' market at the moment. Ask big, they can only say no. As it is the last one the developer will presumably be keen to leave the site.

Our new build didn’t have carpets, but did have grass laid on the lawn. I think you can ask for these extras easily.

We went to the sales office a little blasé and said we were interested in plot x but we would only consider buying if we got stamp duty paid, flooring throughout and a part ex. They got back to us that day approving it all and we've been here for a few months now. It usually depends how confident they are about each plot and their end of year targets, I have it on good authority they have a certain discretion to play with. We made it clear we'd walk away without it all, none was actually offered in the listing.

I would have bought the house anyway I love it

I bought a little 2 bed 3 years ago and got £15k off, flooring and turf included.
Now in the process of buying a bigger house, couldn't afford to be quite as picky as lack of availability for our timeframe but got flirting throughout, upgraded kitchen, towel rails in all bathrooms, spotlights in kitchen/ bathroom and they gifted us £4K towards our deposit. We initially asked for stamp duty but were advised not to by mortgage advisor (something to do with monetary value being assessed at application- we need a hefty deposit so it's stretching us a bit).

@porridgeface - great you got all those things e.g. upgraded kitchen etc. I know I should not laugh & I know it was an auto correct / typo but can I just thank you for making me smile in that you managed to negotiate " flirting throughout " . It may have been cheaper for them to give you curtain rails or a landscaped garden than getting the builders back in to wink & pull out your chair every so often with a David Niven smile. Oh do ignore me - that quite inexplicably made me laugh. Thank you.

But , more sensibly , yes - I do recall that depends on how near the stamp duty level you are as to what you can reasonably ask for without it being A Thing which may be looked at if it were deemed to tip you over the threshold

I believe due to mortgage rules, the maximum that you can get in incentives is 5%

If the house already has flooring and turf, I think this is not included in the 5%

Ideally, you should find a house that is already built with flooring and appliances inside, then you can ask for stamp duty, deposit contribution, solicitors' fees, blinds, moving package etc. The amount you ask for has to be less than 5% of the total house purchase price.

@porridgeface - your flirting was immaterial. You managed to get "flirting throughout" - not your problem - theirs. Oh I am sorry but this has made me chuckle and continues to do so - I was doing some prosaic household thing & just thought of you getting Roger Moore with a raised eyebrow saying " Oh Hello " unstacking your dishwasher because you had negotiated flirting throughout I shall stop now but that has utterly cheered me up. I hope the flooring as good as the flirting from vendors. Grin

But again seriously as per @Hotwingsandlemon On an agreed price for house I think there is only so much that can be given - especially ( and a property lawyer / EA type person can say better than me ) if you are just below a stamp duty boundary. It used to be the case that "other stuff" to take price of property below a stamp duty threshold could be looked at to see whether depriving HMRC - but others will know better than I do.

Developers are re-known for offering deals, remember if you are a First Time Buyer you may be Stamp Duty Exempt anyway and even if you are not the payable amounts are much lower then they used to be, think about what is best for you, if you are happy with the house as is, then go for a deposit or Stamp contribution, if you fancy some upgrade to kitchen, tiling, or i have even known client's get a free "Orangery" built on! best tips for buying a new build?

We got loads. £3 worth of extras that we asked for, things such as spotlights, door bell, towel rails, upgraded kitchen etc. Plus we got flooring throughout the house, carpet and vinyl, turf in the garden and all appliances (fridge freezer, oven, microwave, washing machine and dishwasher). We also got £1 towards our legal fees.

We bought off plan right at the very start of the development and were first time buyers. Our requests were initially refused so we walked away and got a phone call back offering it us all. The same house has already gone up by £5k so we were very pleased overall.

We were first time buyers with a £535k purchase.

We got:

  • Stamp duty paid (from memory about £16k)
  • £1k of legal fees paid
  • Fridge freezer, washing machine, tumble dryer
  • Flooring through out
  • Garden turfed

I would really recommend getting garden turfing thrown in. It's no big deal for them but is a pain to do yourself/live with a big mud pit and unusable garden until it's done.

Man, we were totally screwed and too keen! Got zip. So moving into concrete floors as organised our own contractor for half the price.

last one on development, small development, small builder
a lot of things thrown in we didn't have to pay for. Full tiling in bathroom, outside tap fitted, flagged, paved and turfed outside burglar alarm fitted etc
no flooring so we went to builder's preferred supplier, chose flooring and builder asked supplier to discount us which they did. Allowed to fit flooring between exchange and completion so ready for move in day
got house for £5k less than asking price. I think we did ok

I think the plot price will make a difference, but as its the last on site, if you're in a good proceedable position then try for as much as you can. We bought off plan & moved in 4 weeks ago tomorrow. We got 15.747 stamp duty contribution (we had to pay 5k) & flooring throughout. Despite the fact that we had to move into temporary accommodation for 2 months at a cost of 4k we are really happy with our new home!
