Just wondering if you clever / experienced people could advise how much it would cost to build this house?
Just a ballpark figure - DH keeos muttering about £50-60k .....

Really? Depends where you are, and what you include. Walls, windows and doors maybe if you did work yourselves.
You need to do a very thorough budget as it’s all the electrics, plumbing, new kitchen, bathroom etc that’s really mount things up. I

We’re at over 100k just doing a downstairs extension and new windows. I don’t even want to say what we’ve spent on fixtures and fittings Blush

How long is a piece of string? Really, it depends on so much. Do you already have a site, what builders charge in your area, what finish you want... I do think your DH's guesstimate is way too low though. And they always end up going over budget as I know from experience.

Is he building it himself as that is very unrealistic if you are getting people in to do the work . We were getting quotes of 20-30 k (SE) to build a 3.5 x 3.5m extension .

I’ve just spent £40k renovating a large two up and two down in a good area and I’ve not gone mad on expensive fixtures and fittings.

Someone told me that you’ve still got half your costs to go when you’ve got the shell up (pretty accurate on the last house I built an extension on). I think it would cost £200k for that house

About £2k per square meter, plus of course the cost of the plot and all the bits you haven’t thought of like landscaping and curtains... get a copy of Homebuilding and Renovating for better information.

Thanks all. His cousin builds houses so will be getting a proper quote but I did think he was being very unrealistic!

We're in the process of extending our house, ground floor only, converting the kitchen into a front room and renovated cloakroom. Including flooring and kitchen it's coming in at £100k.
But, what I would say is that I think houses are often cheaper to build from the ground up (although not £50-60k cheaper!) in comparison to the cost of extensions, because of the work it takes to replumb, tie new bricks into existing walls and of course the cost of steels to hold existing house in place.

Thanks all, DH has spoken to his cousin who has said he'd do it over 12 weeks for about £150000. Much more sensible! Thanks for your input!

quotes we handle are £1300-1700 m2 at the moment (in London) plus the land and planning etc.

Entirely depends on the spec. You could do it cheaply at £1200 per sq metre or you could bang in architectural glazing and spend 50k just on the windows, MVHR etc pushing the cost up to £2000 per square metre. It’s all subjective really.
