Retrospective Listed Building consent; help me !

We replaced Victorian rooflights 10 years ago and now have to obtain Listed Building consent so we can sell the house ( Grade 11 listed ). I am applying through planning portal and have done everything except the planning statement. Can anyone help me as I don't understand what this has to include? We have already done the work, it is a like-for-like replacement with exactly the same type of rooflight ,just newer ones that don't leak but still Victorian style.
Can I do the planning statement myself or is it something special that I need from an architect? This really was a small job!

I would probably employ a surveyor who works in this field. You surely knew you cannot do anything to a grade 1 listed without consent! I think you should be able to get this but Listed Buildings and Heritage Officers can be the fully paid up awkward squad. So get professional help from someone with experience.

I had to apply for retrospective planning a year ago but not listed building. I phoned the council building control department who were really helpful so It's probably worth giving them a call.

Bubbles sorry, it is Grade 2 listed, not Grade 1 ( confusing as I should have typed II not 11 for Roman Numerals ).
Council have been really helpful so far and have said it will almost certainly be granted but I still have to apply. Just stuck on the actual process and thought would get a quicker answer on here as the council officer who has been helping me is on A/L.
Anyone else done this ?

It’s easy, go to the English Heritage sure, you can quote it as a source. Inclusive in the statement, the history of the building, reason for listing, works completed, materials used and how (if) it impacts the street scene, which I doubt it does if it’s in the roof. Don’t overthink it, simple and straight to the point in one A4 sheet.

Well that’s easier than grade 1. I would still phone a surveyor and get an urgent appt.

No worries I’ve completely numerous listed building applications and conservative area applications.

Surely if it is like for like you don't need listed buildings consent?
