2019,move to birmingham, some questions

hi all, It is my first thread here, just briefly introduce myself. we currently rent a house at stirchley for about 3 months, my new working place is near to Aston rail station. My dh is working in uni of b. 2 boys 12 and 8.
I am looking for a house to buy near the crosscity train line. the budget is 35- 40k, I found some property on quinton road is nice and cheaper than other parts in harborne, just want to know why, is this because it is a main road or some other reasons, can someone pls tell me, thank U very much.

Quinton Road (and the roads off it) is mostly rented sector- short term tenancies, students, etc. It's not really Harborne.
There's nowhere for your 12yo to go to school.
Unless you're right at the Harborne Park Rd end then you're not close to the cross-city line either, even then it's not close, because despite it looking like about 900 yards as the crow flies, the reality is they built a hospital in the middle...that you cannot drive through, or walk through easily Confused
It would take a good 20-25 minutes to walk from the 11 stop on Harborne Park Rd to the University station IME.

Also, all the family houses I have seen in Quinton Rd for sale recently have been seriously overpriced and chancing their luck.
Far better to stick to Cotteridge/Kings Norton/Bournville for the train line.

Yes I know the houses you are looking at. It is a nice enough area but as others say not really Harborne. You could get alot more for your money out towards Stourbridge and Kidderminster and then get the train into Aston or any of the universities. Think its about 25 minute journey. Easier option is as others have said stirchley etc but there aren't really the good secondary schools there whereas there are some great ones out towards Stourbridge.

Sutton Coldfield and (the nicer parts of Erdington) are on the same line as Aston. Look around Chester Road, Wylde Green?

The info is just what I want, thanks everyone above so much. my ds1 is already start a grammar at kings heath, I did view many house nearby but couldn't find one that i like within the budget.

^^ and are same line for uni ofB would go straight through from Sutton to u of B stopping in aston

Okay, so you need to be able to get to Camp Hill, to the University and to Aston Station.
You have £350 - £400K to spend.
How many bedrooms do you need?
Any other particular requirements?

We should be able to find you something for that - just checking I've got the budget right (as your OP looked optimistic Grin )

rightmove won't tell me a particular street good or not, I like this forums, most people are very nice here, so i come to get some suggestions.

I live in stirchley!

Stay in stirchley, it's the up and coming place! If we could afford to buy I wouldn't hesitate, the house prices are flying up round here.

I would stay in Stirchley, near to Bournville station. Or Kings Norton/Bourneville.

Staying in Stirchley will also favour your younger child whan it come to grammar entrance, as the grammars are moving to a catchment system- he will only need to score 220 to get into CHB, as his brother is already there! You need to be in KH, Stirchley wards, not Bournville/KN (they're for five ways)

This one is walkable to Northfield Station (on the cross city line). Nice road, very close to the park.

Franklin Road is nice. Between Kings Norton and Bournville stations - really easy for the train and on the 11 route for your ds. They are terraced houses which not everyone likes, but it is considered a nice area. Again, right by the park. Looks like this one has parking and has been developed nicely inside.

Shame there's no floorplan on This one. Very close to the last one - would certainly be worth a look.

This one is potentially walkable to the University, about 1/2 mile from Selly Oak station, and the 11 bus (to your ds's school) goes along OakTree Lane then Linden Rd, so one bus.

This one 1/2 way between Selly Oak and Bournville stations - easy walk to the 11 bus. Could even walk direct to the University.
