Floor plan - help!

We’re about to make an offer on a house and I’m just struggling to come up with ideas to re-jig the layout.

I would ideally like to move the bathroom to bedroom 3, and use the existing bathroom as an en-suite?

Downstairs remove the existing back door, put French doors in the bay window? We thought about knocking through to make a kitchen diner, but they’re on different levels and there’s an original fireplace on that wall in the dining room...

All suggestions / inspiration welcome!!

I'd live in it before making any firm decisions.

In the kitchen, it depends on where the garden is. If there is not too much garden to the side, but more the rear, I wouldput french doors to the rear and a sink in the bay window, moving the kitchen to the front of thr back room giving space for a table or seating in front of the French doors.

Alternatively (and maybe more expensively )I'd move the kitchen to the dining room and open up to the lounge. Creating a large light and open to the garden reception at the rear.

Upstairs, I suspect losing a bedroom is a brave move, especially if it is not a forever house. You could try and create a laundry room, maybe instead of the ensuite? Is there any option long term to create another bedroom in the attic over the rear addition? This would get back the bedroom you lost.

I'd also consider trying to fit a downstairs wc in, maybe carve some space out of the kitchen underneath the first floor bathroom?

I had tons of plans before moving into my current house. Now I’ve lived here I know most of them would compromise the house or could be done better so glad I didn’t rush into stuff!

You’ve got a proper 4 bed house there with a basement.
If you lost a bedroom in my area you’d be burning 20% of the value. But if it’s your forever home go for it.
But i assume its a semi? If my neighbours attached a bathroom to my party wall without it being completely soundproofed i’d probably murder them....Keep that in mind :)

You just need to think about how you live and what your needs are. Personally, I’d knock the living and dining rooms together to create a large entertaining space. I’d add a downstairs loo too. And possibly lose a bedroom to get a better master - probably turn bed 2 into ensuite to bed 1 to make it really spacious and luxurious. But I agree that it would wipe lots of the value.

Thanks everyone - agree we won’t rush into anything just trying to get ideas :)

The garden is to the side of the property, so that unfortunately rules out bi folds to the back - lots to think about!
