Exchange and completion anxiety

We are about to exchange on a house and I am a nervous wreck!

I am worried about what could go wrong, most notably, what if I lose my job between exchange and completion? Bank would withdraw mortgage offer, 10% deposit gone and the vendor could sue us!

Work is v.v.v.v stressful and management are acting cold towards me. I haven't been there long, but very often my paranoia is on bang on the money.

Any advice would be appreciated.

Wow. I am also close to exchange/ completion but have never thought about these things!!!

Is your job at risk? Do you work in a sector where you could find another job? You say not been there long but are you in a probationary period? Have you done anything "wrong" which could justify them terminating your contract...

I'm terrified the neighbours will be shits or there is something crazy wrong with the street...

I am not in probation, but I have not been performing particularly well lately, I have been very stressed (with house purchasing and other things), so most days I just feel useless.

How long will you have between exchange and completion? I don't think the bank would necessarily know if you lost your job...? Obviously you would need to get a new one to pay the mortgage but I don't think you'd have that sequence of events that you mention. Do you think you'd be able to find another job quickly/do you have family who could help you for a couple of months if needed?

Ok. Take a deep breath.
I obviously don't know the culture of your workplace but as mine we would be asking how things are and helping you improve your performance. There would also be stages before we just let people go. Especially when they have passed their probation period

Easier said than done...I know because I'm in the same boat in regards to house. I'm selling and buying...and it does cloud my thoughts most days...but try and set it aside when your at work and focus on the job in hand. Dedicate set intervals in the day where you check emails etc and you will probably feel more focused on work and also not all consumed by the house buying process

We could last a few months if I lose my job, but my main worry if if the bank withdraws the mortgage offer. The offer says we must inform them if there's a change in circumstances

If you have means of paying it until you sort a new job, I wouldn't tell them (obv not strictly by the book)

But as the PP explains, you can't just fire someone on the spot for poor performance. There is quite a lengthy process to go through with that, and you'd be in the picture if they decided to go down that route. So unless you've done something that would equate to gross misconduct, I think you can stop worrying.

But do try to clear your head and be as focused as you can be at work. Go in with a positive attitude, be upbeat, and do your best-it'll make you feel better about the whole thing :-)

I've been there under two years, so have no protection. My terms of employment also says they reserve the right to sack me without a reason.

So how about instead of worrying about it and underperforming, you concentrate on work and improving your performance? Try to get a sense of perspective. If the house purchase falls through and you lose your job then you won't be able to buy another house. That's the harsh reality.

You could set yourself small work related goals each day. It could give you something to focus on other than the anxiety, a sense of achievement and a more positive attitude towards your employment worth.
