List of costs for loft conversion

Hello! Trying to get my head around all potential costs for a loft conversion. Can anyone think of anything I’ve missed? We’re in south east London.

  • plans (1.5k)
  • planning application - not sure we can do under PD as probably need to raise roof
  • party wall solicitor (one side of our terrace owned by housing association argh)
  • basic build (45k)
  • any bells and whistles
  • decorating
  • built in cupboards
  • furnishing
  • contingency

I’m not going to get much change from 65-70k am I? In this climate I’m not at all sure we’d get it back but that’s another story!

Watching with interest as I've been looking at a loft extension.

Fire doors (£125 ea) rated hinges (£10), locks (£20) and handles(£20) plus intumescent rebates (??) into frame for the rest of the house.
Mains fire sensors throughout house.(??)
Re-carpeting hallway after the mess.
Additional electric sockets (also are you having fancy ones / USB charge ports etc or std ones)

Building regs sign off (£??)

Are you having an en-suite? That could add £10k.

We had ours done last year and needed all 4 ceilings 'underneath' the loft plaster boarding and skimming, plus those rooms needed redecorating! They were lath and plaster and cracked once the work started in the loft.
Also we'll need to re-carpet and decorate our original stairs and 1st floor landing (having family bathroom re-done this year, so waiting until after then!).
I wouldn't go for fire doors, we had mains wired smoke alarms throughout which are much better, they're really quite unobtrusive.

Building regulations inspection sign off. I think its about £880.

You may also possibly need a larger capacity boiler for the extra rads in the new room(s)

Our loft conversion is being done at the moment and it’s been costed at just over £75k inc vat and including everything you’ve listed, plus an en-suite. Your list looks pretty comprehensive.

Two which haven’t been mentioned.
Firstly a structural Enginner may be required and instructed by your Architect.
Secondly depending on the area, you may be required to complete a Ecological survey, for potential of roasting bats, as you are going large scale roof works. This will be requested by the Planning Officer.
