Which house?

Top 2 contenders at the moment -

House 1 - 4 beds (although 4th is a box room), master has large en suite and (small) walk in wardrobe. 2 other bedrooms decent size. Downstairs loo, utility room and big lounge/diner/kitchen although slightly awkward layout and not sure where we would put sofa, tv etc (not keen on how current owners have it). Small drive at end of garden that would need to be widened which would involve knocking down a wall and rebuilding making the garden slightly smaller. Garden ok size, nicely done. Garage has been converted to extra living room/office but not attached to house. Still has storage for bikes etc at other end of it. 10-15 mins further from work/nursery but 2 mins walk from good school, in a no through road, short walk to green space and playground. Dh likely to be able to park his van in surrounding streets. Fairly nice views from upstairs. Kitchen needs replacing in next couple of years. Needs new flooring and some painting.

House 2 - 3 beds, 2 big and one smaller but big enough for next 10 years when we would then have enough £ to convert loft. Huge nicely block paved drive at front, could easily park both vehicles. Garden bigger but sloped but nicely done. Garage at end of garden which could be converted to living space/office but obviously would cost a fair bit. Open plan living/dining/kitchen but not as big as other house. Downstairs loo but no utility room and generally not a lot of storage. Beautiful views from all front windows (inc lounge). Quiet road in quiet area, 20 mins walk to good school, not in catchment but not no hope of getting in. 5-10 min walk to park but across busy road. Closer to work. Nothing needs doing.

Both same price, my heart is leaning to house 2 but house 1 might be more practical?

House 2. House one sounds like it would be harder to live in.

House 2 because it sounds like you have more potential to add value with the loft etc.

House 2 sounds better, you probably could convert garage and use it for storage. 2 questions: will you loose bedroom space to put a staircase during loft conversion and how important catchment area/ distance to school will be for you. If you’re ok with answers , house 2 is the right one.

House 1. Why is house 2 the same price if it’s smaller, not in a good catchment and across a busy road from a park? I think it’s expensive because it’s recebtly been done up, and I’d youre happy to pay the premium for that then go ahead. But I would choose park and school over decor

Your descriptions tell me you much prefer house 2 . So I say house 2!

House one gives you more for your money but you prefer house 2 , keep looking they are slow to come on the market at the moment

I’d go with the house that will get your DC into a good school. You can change the look of the house but not the location.

onegrapeshottofabunch they are in different areas, house 2 is in a more expensive area, although both are nice enough areas.

With regard to schools, dd1 starts this year, we will probably be moving after the cut off for late applications so I think she will have to start at the school in our current area (which is a good school) and go on the waiting list for a new school so I'm not too worried about not being in catchment for the one I want as she'll have to wait for a place anyway. The catchment school for house 2 is Ofsted good, it's just the complete opposite direction of work/nursery for dd2 so would be more of a hassle to get to. The school I prefer is physically closer although not in catchment.

Sounds like your more concerned about housing your vehicles than yourselves...

ivykaty44 well we currently have no off street parking and I'm fed up of parking 2 streets away and walking in the cold and rain with a baby and a 4 year old, in fact it's one of the main reasons we're moving. However if all I wanted was a big drive I could pick from several horrible houses in rough areas so I wouldn't say I was prioritising that over the house Confused

Whilst I admire your stance at storing your vehicles off the Highway it seems extreme

I'm guessing you don't drive or you live somewhere with ample parking? I had never considered it odd to see off road parking as a selling feature.
