Tiny third bedroom, how to make the most of it?

We are currently looking for a new home. Due to schools we are limited to a certain area. All the properties have very similar layouts, mainly two decent sized rooms and a tiny third room. 8 year old DD has already resigned herself to downsizing and is being very good about it but we'd like to make the room as efficient as possible.

Would anyone mind sharing how they have furnished or decorated their tiny bedrooms? We are considering a builder also to maximise the space but have no idea how to do this. Thank you for any ideas.

Changing the sheets etc on lift beds is an utter pain plus when they have friends around it's not easy to chill out with somewhere to sit.

Bookcases can be replaced with shelving. You May be able to box up a lot of his stuff and store elsewhere if he's not ready to let it go yet.

That is a pretty small third room. Ours is slightly bigger and has a single bed, big chest of drawers and three Trofast units in it.
I would consider making your older child take the smaller room. Is there something he doesn’t have now that he could be bribed with - Xbox in the room, bed made up like a sofa or whatever. I imagine some people with the set up you describe have sacrificed that room altogether to put a staircase into the loft in and put a room up there. Or accept that your dd will have all her toys downstairs!

I think the beds someone else referred to where the whole bed lifts up would be good - better in some ways than drawers as you don’t need space to pull them out. Also great for a child told to tidy their room - lift up, chuck rubbish in and the job’s a good ‘un.

I got a carpenter around. He built a beuetouk desk in to one cranny. A book case in another cranny. A single wardrobe.

And a bought a mid sleeper.

Absolutely perfect. If you get built in then uses space to maximum

Plus looks beautiful

Our third bedroom is tiny. DD has the ikea mid sleeper with Kallax units for all her toys underneath. I made a curtain to pull across and hide it all. It's a pain to be honest! Great storage space but she can't actually play under there and she needs help getting each box in and out so lots of climbing under the bed for me. And I really hate changing the sheets, it's very awkward! The room has a narrow built in cupboard which is great- we've made a desk in there for her, with shelves at the top for all her stationery bits, then the chair slides underneath so that the door can still be closed. She also has a wardrobe and chest of drawers. There's a Kallax unit on top of the drawers and plastic storage boxes on top of the wardrobe. The room always looks busy and cluttered! Luckily the window is massive so plenty of natural light.

I'd like to get her a normal bed with big drawers or storage boxes underneath, and one of the really tall pax wardrobes from ikea.

Actually what i'd really love to do is convert the loft in to a big bedroom and have the staircase in the tiny bedroom! Sadly the roof pitch is too low so it's impossible 😩

Id put your son in the smaller room. Your daughter is still at the stage of playing with her toys and youre losing a playroom. Your son is at the sitting around gaming/listening to music/studying stage. He doesn't need such a big space.

As pp suggested offer him a sweetener if necessary

Thanks everyone. Lots of great ideas. After another chat I think we're looking at putting DS in the smaller room short term with a plan to do a loft conversion for him.

DD is delighted at the idea of having a bigger room than him for once and DS likes the idea too. We'll still need to make it work for him in the meantime though. And he still wants a summer house Grin
