My houe listing has gone live this afternoon (eek!) and is really appreciate some feedback. I've seen plenty of properties online to compare with and after a huge declutter (thanks Marie Kondo series!) and a deep clean we had the agents take some pics. Would love some feedback on how appealing (or otherwise!) it is.

Lovely, obviously not a cheap part of the world!

Minor comment but master bedroom could do with looking a bit more 'luxe' particularly the bed - throw/dress the bed/some cushions?

Otherwise if it's the right price it'll sell fine.

Just to be picky I’d say the kitchen windows need some stylish blinds and the patio doors some curtains just to make a feature in the same way the lovely fish blind does on the bathroom. However I’m not sure that would make too much difference to a sale!

You have about 3 photos of the bathroom - not sure you need that many. I would ask for the floorplan to have the rooms named i.e. living room, family room, bedfoom 1 etc. Looks odd with just dimensions. House looks lovely though. Good luck.

Shock at the price, for Bristol! Are houses really selling for that much there? I'm guessing price is your issue if its not getting viewings or offers!

I was actually thinking that was a good price for Henleaze! Nice area, good primary schools and Bristol prices are crazy (we used to live in Clifton)

My picky bits - not keen on the Welcome Home sign in the kitchen and agree with PP about re-making the bed and adding a little colour.

The middle floor plan shows both levels, are the other two separate for a reason? (nothing wrong with it just curious).

The back garden seems to be overlooked which puts me off, plus two of the local schools are part of a national academy chain which is a complete no-no for me, plus parts of henleaze are quite deprived and local schools have more than average children who get extra help. I would rather live somewhere for 500k even though your house is lovely.

Lovely house, gorgeous part of henleaze great transport and schools. It will be snapped up. Glad you’re going to sort the master bedroom. Used to live in Redland before property prices went bonkers.

Looks lovely OP. Perfectly normal price - for that area in Bristol. Our tiny 2 bed house, which has damp and is generally a bit shit, not a naice area but pleasant and within walking distance of city centre, has precisely doubled in value (to approx 315k) in the last 7 years, despite no real work being done to it besides cosmetic decor. The market went a bit bonkers here over the last 7 years. We want to stay in the area though so the dramatic rise just means it's all relative. We get better mortgage rate though due to ltv ratio! Damn lucky we got it when we did though as even 1 year later we would have no hope of buying in this city. I've noticed all the people buying since us in my little street are young professional couples moving from London to start a family, so they have the bigger budgets and it's really pushed the prices up. It's also super competitive and goes straight to sealed bid scenarios and sell within a few days, normally well above asking. Well, that was up to last year. No doubt brexit is putting things on hold a bit. Bit yes, I feel very lucky, and thankful for the luck, that we got in just in time!

Holy crap at the prices in henleaze now! I grew up in Bristol and barely recognise it these days. We've got a very similar 3 bed semi and it's an unusual use of an extension to keep kitchen separate so agree more pics of kitchen and definitely dress the dining room to look more used. Lovely bathroom - how did you fit that in? Did you swap the bathroom and 3rd bedroom? I'm sure it will fly knowing Bristol property madness.

Is there room for a table in the kitchen? The shot makes it look a weird shape or layout I'm not sure which.

Pockets it's a Crown 'fashion walls' colour which I think is discontinued, but if you're looking for something similar it looked really dark on the tin and we tried a different one that was too grey so steer away from greyish blue tones to get something similar.

Sounds like I need the agents back to do some more photos.

Misty when we moved in it had the old-fashioned 'loo room' next to shower room. So the big shower is effectively the old loo room and the bath was chosen to fit in that space under the window. I wondered if it would be weird having the loo next to the bath (not sure why?!) but we don't question it now!

Off topic, but I sort of miss loo rooms as a concept. Keeps the stinks away from the bath and shower, surely?

Anyway, agree about the order of the photos. They should be in the order which you would lead someone through the house.

How about some of those curver plastic boxes for the shoes on display in the hallway? It would look a bit tidier.
I would get rid of the tie backs and the cushions in the bedroom.

Can't advise on the price front (bloody hell Bristol! Now I see why my relative who lives there appears to have bought a house in a motorway junction) but your bathroom is gorgeous. Where's the bath from?

The bath is from Victoria Plum Future. The stuff from them was a bit mixed quality, so we bought new taps etc after a year or so. I always think it looks like a boat, so went with the boaty theme for the rest of the room.

My sister lives in NZ thecats and they all have seperate loo rooms, next to the bathroom, but they do also have a sink, which this didn't Envy (not envy)

It’s a lovely house but you do need more pics of the kitchen I think. I can’t quite tell from that pic if it’s nice and new or a bit tired. It also makes it look small and as though there’s not much space, but there may be more work too further down?
