Want to buy flat at Grove Park, Chinbrook Road

Dear All, me and my husband planning to buy flat at Grove park, Chinbrook road
Just thinking is it good area? Is it safety to live there ? Any good schools around this area. Please share your opinions

Is it the block next to the station? Those flats are really dropping in price - I saw a 2 bed advertised for £250K which is very good for Zone 4 and next to the station. Think they are leasehold though so you'd need to check the lease length. Grove Park is a mixed area - very large social housing estate across the main road towards Downham. Local shops nearby and transport links are good and close to Bromley shopping centre. Also short distance in the car to Lee/Blackheath/Greenwich for nice cafes/restaurants etc. Very easy train ride to Central London - 15 mins I think to London Bridge.

I really wouldn't choose to live there having lived relatively nearby, but if the price is right it's worth considering on that basis.

Yy what Costa said, it’s not a place I would actively choose to live, no decent shops nearby, traffic is horrendous & it does sometimes feel a bit intimidating, schools are a mixture some good some not so, also quite a lot of social deprivation & facilities are fairly sparse.
Good transport links though & easy bus ride to Bromley.

If the price is low, you could do worse. I don't know much about the schools in this area but quite a lot of children go to the Bromley super selective schools for secondary from Grove Park but obviously that's assuming your child passes the test. I've seen other children going to the Bexley Grammar schools too but that all depends on catchment changes which change annually.

Parts of Grove Park are ok, I don't think I'd choose to live in Chinbrook. There's always a reason why property is cheaper than elsewhere.

You could look at Sundridge Park, some of that is nice.

Coopers Lane Primary School is decent, and might be within catchment.

As people have mentioned, Grove Park isn't particularly great, especially the Downham side, but there are plenty worse places. I've never felt unsafe walking around there.

Nicest area in the immediate vicinity would be slightly North and North East of Grove Park station towards Horn Park, but probably not much available for a similar budget.
