Questions we should be asking when purchasing

We've had an offer accepted on a property and are nearing the end of the conveyancing process. I understand that our solicitor is raising various enquiries, however I just wondered whether there were any important questions we should be asking that won't already have come from the solicitor. Want to make sure we don't miss anything!

I would wait for the responses from the solicitor and in the meantime ask to see the detailed questionnaire about the property the solicitor will have received from the vendor.

You should also have a surveyors report. I assume you have this? Other than that, you can ask about the neighbours and local facilities or anything else you might think is important and not covered by the survey and questionnaire. The important pieces of info are the vendors questionnaire and the surveyors report and your solicitor is presumably asking questions based on these.

The vendors may not be totally honest in direct responses to you - they want to sell to you. They don’t want you walking away! So they could be economical with the truth! If they dislike the neighbours, for example, they might not tell you that or why they dislike them. They only have to declare a formal dispute, not that the neighbours have a very annoying yappy dog!

Thanks. We have the survey results and our solicitor is raising a few enquiries off the back of that. We haven't yet had the property information form that the vendor will have filled out, is this something you think we should be asking for?

Yes - there are two forms, the property information form and the contents and fittings form. I completed both in a couple of hours when we sold our house. Our vendors didn't and we only got the contents and fittings one quite far down the line. Has your solicitor received either or both of them do you know?

The property info form is the important one to set your mind at rest. Ask your solicitor about it.

Okay thanks. We received the fixtures and fittings one some time ago, so I'll get on and chase the property info one
