Gas safety on purchase property

We have just received the bundles of papers from our solicitor regarding our purchase.

The vendor has not provided a gas safety certificate and has not provided any information about the order or maintenance of the boiler and heating system.

Does he have to? I’m completely cluelessGrinand appreciate any experience. Thank you.

No they do not have to.

The do not have to provide a gas safety certificate either.

You are free to organise and pay for your surveys and checks.

They only have to have a certificate relating to the gas if the property was let.

Otherwise it’s buyer beware - if the boiler hadn’t been checked in 15 years and is merrily pumping out carbon monoxide, unless the seller says otherwise, it’s on you to pay to fix it after you’ve bought it.

I might buy with proof of regular servicing. I wouldn’t buy without something.

They don't have to supply that information, but there is no harm in asking for it anyway.

I have asked for it. Failing that I guess I will have to get an engineer round to service it myself. I wonder if this is possible between exchange and completion?

It is possible, but should an issue be encountered then you will not have any leverage with the seller to get the problem rectified, and it will be down to you to get it sorted.

I'm trying to sell my Mum's house and the buyer requested a gas safety certificate. I didn't know I could refuse, solicitor just asked me to arrange it Shock

Only obligatory for a rental property. In practice many homeowners have serviced their boiler/ch.

No, only if you are renting.
We usually have gas safety done as soon as we move in, and factor in for a new boiler, just in case.

I sold and did it anyway as a matter of politeness and reassurance. Didn't want the buyers to move in with their kids and feel worried. Almost wish I hadn't as they screwed me on price and were completely horrible.

I wouldn't move in without one and it doesn't cost much to get.
