Homebuyers report

We are at the stage where the mortgage company did their surveys last Monday. We had formal mortgage offer yesterday via email.

I’ve read online that I need a homebuyers report but financial advisor says we don’t and that solicitors do it?

I’m confused!

House is 22 years old. One owner from new. Nothing has been modified or changed apart from electric garage door and solar panels put on.

Can anyone advise?

Personally I would never spend that much money without getting someone to look over it for you, so you know what you are potentially getting yourself into. I've never heard of solicitors doing this (our solicitor requested a copy of the survey that we'd had done)

A homebuyers in addition to the mortgage valuation is your decision. If the valuation was sound they do not require more.

It's totally up to you if you get one, we did just for peace of mind.
Previously got a building survey on another house and it stopped us buying it, there were so many issues we wouldn't have known about.
Both times our mortgage adviser told us not to bother (will be getting new mortgage adviser in future 🙄)

We just went online and found someone local with good reviews. The solicitors didn't have anything to do with it though.
I wouldn't pay much attention to the mortgage valuation as too much of an indicator of condition though (that's what our adviser told us to do) because that's just them seeing if it's feasible they'll get their money back off you.

You don't need a homebuyer on a 22 year old house, save your money for new carpets and decorating.

It’s too late to have a homebuyers report done at the same time as your mortgage valuation (by the same surveyor) but there’s no reason why you can’t instruct one independently.it would certainly be advisable on a house over 20years old. Don’t assume your solicitor will instruct one for you, they won’t.
