Large area, kitchen diner and lounge. Cannot have underfloor heating due to mastic asphalt but think I want tiles. Will it be too cold? Mixture of carpet required? Thinking wood but can’t stand big scratches etc. Please help with some ideas. It needs to last a long long time

What's your budget? Have you thought about LVT?

We have engineered hardwood floors, which work well in the kitchen because they deal much better with moisture. They’re a matt lacquer finish, so they look oiled but the finish is a lot harder wearing and works well in a high traffic area with kids.

Sounds silly but not sure if budget yet as seriously don’t know how much these things cost! What is lvt? Engineered oak sounds good, does it leave marks and dents? Thank you

The finish we have makes it really resilient to marks and dents, which is why we chose it as we have 3 young kids! Obviously it's not 100% impervious, but definitely better than an oiled finish if that makes sense. It's not cheap--actually can work out more expensive than full plank hardwood depending on the quality you go for (a thicker veneer that can be sanded down 3 or 4 times will cost more) and also the method of laying it. We've got ours glued down in the kitchen/diner/lounge and a floating installation in our master bedroom. The glue costs more but it feels a lot more solid, whereas the floating installation feels more 'clicky' to me, which I hate as it's almost like laminate.
