Option 3.

It’s much more liveable. It flows better, it’s more of a triangle than a straight line of living, it give the illusion of space (the others look like narrow living, they look like an extension to an existing house).

Fact you get to keep the utility, don’t have to apply for PP and it’s cheaper: slam dunk.

Option 3. Open plan living is only great if you have lots of storage to hide washing machine, tumble drier, bags of laundry, airer for delicates, ironing board, hoover etc, not to mention muddy boots and pet stuff.

Also more light with the big windows. Are you just having theee huge ones that slide across - that will look amazing in summer when you can open onto garden.

Also, like the fact kitchen and diner are close in 3, and can also see sitting area so good for socialising, and being able to see tv while cooking.

Option 3 for me, it looks like a great family space and very practical. Also, I created a utility room out of my previously L-shaped kitchen and it's been a huge benefit.

I worry about house fires so would keep the utility and stop putting washing on at night or when out Shock

I like number 2. Remember sofas will get kitchen grease all over them in totally open plan.

I like option 3. It looks like you'll have a separate living room too which is great.
You don't need planning and you save 10K.
Also you get to keep the utility room, I love mine and wouldn't ever get rid of it!

However there's a big fire risk with washing machines, tumble driers and dishwashers I never put mine on at night nor if I'm going out if I can help it, so if you're going to do that you'll need the utility.

Definitely keep the utility. My kitchen is exactly like number 3. I love sitting on the sofa and looking out to the garden. The only issue I have with it is that on a lovely summers evening when I am most likely to be sat there with bi-folds open and glass of wine in hand the bloody sun blinds me and it's really annoying . I wish now I had thought about that before we put the kitchen in because I would have put the sofa in the other side of the room. Which way the sun shines is not something I would ever have considered but if we ever did this again it would be high up on my list. Just something to consider.

Option 3. The other two defeat the object of open living with the pillar in the middle plus I think you’d regret losing your utility room!

Notangelinajolie- good point about the sun. I think we also have that issue as the sun shines straight in in the evening. My parents had some electric blinds on their patio so might be a solution?

@rhica you can get some integral blinds, which are built in to the void between the glass panes. They look really good in all the extensions I have seen them in, and people always love them!

They do bump the price up though. But if your going with option 3 and saving the £10k it might be worth considering

Pokerface81 - thanls for the info will look into them.

So option 3 is my least favourite but at the moment can't justify the extra spend, especially when losing the utility room and with the pillar issue of option 2 (my favourite).

The architect should be sending me cad images for option 3 the next few days so going to stay open minded.

Thanks for all your help and advice. I think I needed it to stop me being so closed minded. I don't think I've ever felt so indecisive about anything
