Buying shed in block

Hi, wondering if anyone can give any advice. I’m considering putting an offer in on a house that has no parking on site and we ideally needed space for at least one car. (House has other benefits we weren’t expecting, or else we wouldn’t be consider this.) A short walk away from the house is a garage for sale (different seller, and different estate agent). Garage is freehold, in a block, and for sale for £25k. Garage also comes with an extra space outside. I’m viewing the garage on Sat but have never bought a garage separately. So... things to look out for/check? Anything I should be aware of in the process? Anyone know how much solicitor would charge me for conveyancing of just a garage? Grateful for views...

I live in a block of flats and some of the garages underneath have owners who don't live in the block. They still have to pay service fees for water and electricity in the garage. I would check this - they might not be billed separately to you, it could be a service fee set up.

Make sure the garage purchase is after the flat purchase in case the flat falls through.

@recently - as it’s freehold, i’m assuming there wouldn’t be any service charges?

Ask whether the garage is leasehold or freehold. What happens about repairs? Is each owner responsible for their own or is there a service charge and if there is, is there a sinking fund for repairs? When we're they last re-roofed?

I'm not actually in the UK so not sure! Here it depends on the type of contract - water and electricity are not billed separately for garages so you have to pay a set fee. I would ask to be sure!

Thank you! I asked all the questions and everything seems to be in order (apart from i’ll get a surveyor to check roof as definitely not my area of expertise). But I’ve put in an offer, so really appreciate the help!
