Shower Or Bath?

We've recently bought a property to do up and ultimately rent out. The only part of the house that does not need fixing is the shower room. Based on it being a 3 bed house, which would most likely attract a family to rent, should we put in a bath with shower over it OR leave it as it is with just the shower? I'm favouring putting in a bath, especially if the future tenants have young children, but my husband thinks we should leave it as is. I'd be grateful for anyones views please

If I had to choose between both I would choose the shower as it’s more convenient.

Definitely bath with shower over, then people have the option of either.

Bath with shower over, I didn't even look at houses to buy/rent (different times in my life) that didn't have a bath.

For a family, bath. For professional sharers, shower.

NancyJoan, that's the dilemma, I don't want to put families off renting simply because there's no bath and it would probably limit the potential tenants I get by not having both shower and bath

Bath with the shower over. Both my kids prefer a bath and dh and I can choose what we fancy.

Definitely put a bath with over head shower. My DP loves having a bath (daily) and the 3SDC have baths. My close friend also has baths daily for arthritis.

If you don’t you run the risk of loosing potential tenants. Family’s with children, couples thinking of starting a family, elderly people who struggle standing in a shower for a period of time and people with medical conditions that use a bath to help their symptoms. That’s a lot of people your potential ruling out. However if students, single young professionals is your target market a large shower enclosure would probably be preferred.

You may also get a tenant which may request a bath putting in at some stage. I know you could refuse. It’s probably easier to do the work now, than in the future and not to run the risk of loosing potential tenants.

Bath with shower over. DH and DD2 prefer baths, the rest of us, showers.

I think based on the comments here we'll end up re-doing what is actually a really lovely shower room and putting in a bath with shower over. The house is more likely one that families will want to rent, so it looks like we'll have to dig deeper into the budget which is depleting rapidly !
