Cheaper way to get an utility room?

We are in the process of buying a 1930s semi. Current layout is
front - sitting room and hallway
back - galley kitchen and back sitting room, both extended by 2m.

Plan is to knock through rooms at back to create a kitchen family room at the back but I don't want the noise of washing in there.

There was once a garage set back from the side of the house and I wonder what the cost would be to create an outbuilding there for a utility/shed. Also, how could we connect it to the house so we are not going outside to have to do the washing.

Does anyone have any idea if this is possible/needs planning? Has anyone done anything similar?

Or am I fooling myself and this would basically be an extension with all the same costs involved?

Friends of ours had a Keter type store outside which they had a tumble dryer and washer in when they had a kitchen too small for both. They had this set up for several years.

Assuming you have the trad. Layout for the house, could you, use the current dining room door and site a small utility area at the hall end of the current kitchen and under stairs area?

makingithappen · 05/01/2019 12:35

@Beebumble2 this is an option but not one that works for us. Our children's hobby involves much equipment that needs to be stored indoors. The understairs will be needed for this.

@wowfudge off to google keter store. Thanks.

Is there a way of creating a back porch of some kind by the back doilies? Say a wooden one, but if well insulated it could work. Depends on your layout of course.

We recently replaced our front porch, which is on the side of the house, we extended the new porch backwards to create room for the washing machine and tumble drier and had a cupboard built to house it. Would something like that be possible?

I recently bought a house with this layout. I've turned the galley kitchen into a utility and the back room into a big kitchen / diner

Could you take a slice off the dining room where it meets the sitting room? So the kitchen door becomes the kitchen/diner door and the dining room door becomes the utility door? Would be a long thin utility but that can work as long as it’s min 1.5m wide.

Could you fit a washer/drier upstairs? Easier to organise laundry that way too IMO.

Partition a bit of the kitchen as you enter to make a utility cupboard/room?

My old house had a side return built, it was only about 2 metres, but it meant they added a loo and understairs storage that I made into a utility
Just posted this yesterday on another thread!

We did want a side extension but ours, and 3 of the neighbours, waste drains are on our side driveway.

Watching as this is something I've looked at doing.
