Playroom or utility room

Advice needed. We moved into our property about 7 months ago. It is a 2 bed end of terrace. It has a reasonable sized living room with an open archway leading to a dining room/playroom. My 4yo uses this room a lot.
Our current kitchen is small (8'7 x 6'6). We are planning to turn the dining room into a kitchen/diner because we don't currently have the space for a full size fridge/freezer, dishwasher or tumble dryer in the kitchen (all are currently in the garage).
The question is what to do with the current kitchen? It is a small space, we are considering a small utility room with downstairs loo or a playroom.
When we first bought we planned to extend but have decided that we don't want to invest that much in this property and will eventually need to move to a 3 bed, as we are now expecting number 2.
What do you think would add value or be more appealing to potential buyers? If we have a playroom we would fit a single bed or sofa bed in as a guest room but don't think it would be big enough to count as a third bedroom.

Any thoughts/advice?

You'd be having to walk through the living room to get to the kitchen if you changed it - I think that might start to get annoying. A kitchen at the front of the house is great for food shopping.

Hmm, I think a utility room front and centre of the house like that would be a bit odd. What is currently in the void to the left of the kitchen and in front of the dining room? Is that garage?

That void is front garden. Where we would extend, if we were to extend the kitchen. Wouldn't be able to use the whole space because we are on the corner and so our plot is curved, would be able to go out to at least half the width of the dining room.

Unfortunately, not enough room under the stairs for utility.

This discussion is really making me reconsider the extension idea. My partner will be pleased 😂😣

What about knocking through kitchen and lounge to create a big kitchen diner, and having the current dining room as a new lounge?

Depending on planning permission and house prices vs building cost, is it viable to do a two storey extension including over the dining room, making it a three bed?

Honestly that looks like a major upheaval to move all the services to the dining room and you would be losing a reception room. If you plan to move in 2 years realistically you’d only probably have it for a year before you moved (by the time you got everything sorted and done). I really don’t think it’s worth it financially or stress wise! It might limit buyers too.
If you plan to stay for ages I’d add an extension.

I wouldnt move the rooms around if you are planning on moving in 2 years.
Can you re-do the kitchen to fit in a fridge-freezer?
Cant you manage without a dishwasher until you move?
A tumble drier in the garage seems an ok compromise.

Can you knock down the wall between kitchen and living room to create open plan kitchen / diner, then turn current dining room into living room?
