Kitchen in disrepair. Landlord uncontactable.

Long story.
Ive been in my house for 3 years now, the kitchen has always been a bit of a shed but the last few months it's just dropping to pieces. The doors fall off, I can only use one of my four drawers because the rest just fall out due to warped runners. The inside of some cupboards are mouldy, the worktop it warped. I don't think it's been changed since the house was built a good 30+ years ago.
I have asked my landlady to come and have a look, no-one who sees it could say that it is usable. She said she would, but the day came and went and she just decided to let me get quotes and get back to her. I got back go her with a couple, all too expensive. So I asked for her budget as all I had to go on was, 'I want it nice, don't worry I have the money'.
I'm pregnant due in May and also have a four year old. I haven't been able to make contact with her in weeks now, she's ignoring letters, texts and phone calls. I don't want to uproot, I just don't know what to do!

You may be able to get advice from your local council if they have a private rented sector officer. Shelter also has information on its website. Keep a record of any letters etc you send her. Good luck

Take advice from Shelter or the Council. Suspect the solution will be write formally and list defects, point out that LL is not fulfilling their side of the contract in regard to providing proper kitchen facilities, and announce that if things are not sorted you will reduce the rent you pay.
