Anyone planning on putting house up for sale in 2019

Hi, I’m curious to know if anyone is planning on putting their house up for sale in the new year or are you waiting to see what happens with Brexit?

I’m in Greater Manchester and on my opinion the market seems to have slowed right down - not many houses coming on which are suitable and the ones which are the sellers are holding out (it feels) for asking price.

Recession/brexit, theres always something coming/happening, bottom line if u wna move, move, thats what were doing, there'll be someone in the same boat looking aswell x

We're thinking about it.
I'm not prepared to do anything until Brexit is a bit more settled - we don't have a pressing need to move.

Everything is stagnant in our area. Stuff has been on the market for months and being reduced gradually.

I was planning to start looking around in the spring with a view to putting the house up for sale in June ready to move in the autumn. Now I feel I have to wait until the effects of brexit are clearer as the market is not looking good at the moment and could suffer for several years.

Hopefully yes. Got to finish sorting it first but then will put for sale or rent.

Thanks for your replies. We are FTB and would like to move as baby number 2 is on the way and Brexit has scuppered our plans with all of the uncertainty.

Yes. Hoping to put our house on the market in springtimeish and move in summer/early autumn. DH got a job in another city so we have to move.

We put ours on the market last summer. It went under offer really quickly. We've spent the past six months trying (and failing) to find something to buy. Our chain has now collapsed and we will probably wait until after Brexit to try again. Although we are just about to see one lovely house that has come on the market so if we like it we will try again now.

Same here @daphine2004. 2nd baby on the way. We outgrew our small 2 bed a long time ago. Put in on the market in October and have had about 4 different viewers since then but no offers yet. Already dropped the price to the lowest we'd be prepared to sell for. It's probably unlikely we will move before this baby comes which is not ideal. Agree that there's not as much out there to buy right now.

You're probably in a better position with no house to sell. Does it have to be a 4 bed or could you look for a 3 bed with potential to extend into loft?

Morning @curlyrebel, it must be frustrating with no offers at the moment. When are you due?

We would and have looked at three, but only in Sale/Altrincham as you get a lot less for your money there. Unfortunately the houses we have looked at need a complete renovation - rewiring, new bathroom and kitchen before you could even live in it and we just wouldn’t be able to stretch to that initially. New decoration, yes, and carpets but not the basics which would have to be done 😢

We have looked at four beds in the salford area as there are some beautiful houses and we have put an offer on one - 4 bed detached and that wasn’t acceptable.

We are going to see what the Brexit vote looks like in a few weeks and decide if we will continue to rent or buy.

Yes we are! Not ideal timing but due to DH ill health and relocating to be nearer work we are under a bit of pressure. Our current home is in a desirable area with hardly anything comparable on the market so we're hoping we can find a buyer quickly. We've seen a house we like in the new area so hoping it can all work out. 2 DC who I need to find school places for (1 going into reception in Sep) so would rather get on with it than wait and see about Brexit.

I agree, it's too much to take on a house that needs lots of work. We don't mind a bit of decorating but we're looking for a house we can move straight into.

OP not sure which part of Manchester you're in but market ok here (south Manchester) - I think its quiet simply because of the time of year, it will pick up now into the New Year. Its always a popular area due to schools / amenities so if properties are priced right, they'll still go quickly.

@curlyrebel we found out Christmas Eve, so it’s very early days yet and I’ve calculated August, which will be a pain with school dates once EWC confirmed.

@namechangedtoday15 we have been looking in Sale and Alty for nearly a year! The market was strong and things going for way over asking, but now it has reall slowed down and less houses are coming on, since September, I think. I do agree that this time of year it is expected. I think I’m just frustrated!
There are houses we viewed back in the summer which are in great catchments but given where we are now seem over priced and still up for sale - sellers not currently open for offers less than asking price unfortunately, despite the work required. We have another viewing on Saturday and whilst I’m hopeful as usual that this one is suitable, but if not then calling it quits until the vote to see what happens then.

OP personally i don't think Brexit will have much of an effect at all - historically if you look at what happened in the last recession, prices in Trafford (as a whole) dropped by 6% compared to 20-30% (or more) in other parts of Manchester. The anecdotal view was that people who lived in the area / nearby but would have used private schools didnt want to commit to the expense of 7/14yrs of school fees so there was a clamour for Trafford state schooling and the properties in catchment for outstanding primaries / grammars became even more popular (and expensive). Even if Brexit impacts negatively in general I don't think it will have a tangible effect of house prices in Sale / Alty.

We're looking to rent a family home due to our current landlord wanting to sell the house and there's absolutely nothing suitable at all (Yorkshire). In our area there's literally not a single 3-bed house available where all bedrooms are real bedrooms as opposed to box-rooms. We have two teenagers so 3-bed is an absolute minimum. Hope things will improve in the coming months.

We are looking at putting a house on the market for sale (DPs) and mine on the market to rent.

We’ve been told there is a waiting list for rental properties in my area, so it should go the same day. Next doors was rented within 2hours or the landlord calling the agent.

I’m a bit sceptical on how long it will take DPs to sell, and what we may be offered, due to the current market, increasing number of new builds and BREXIT. But we are in the processing of purchasing another property, and need the cash from his property towards the renovations. If it doesn’t sell, I’m probably living in a building site until it does Confused
We are on the North West too.
