We need to move due to job relocation and DHs ill health. We're downsizing financially to take the pressure off our family life. We've seen this house which is in the right area, budget and near good schools. Downsides are that it's a bit smaller than we'd like with no real way to extend and the garden is only at the front and terraced.

There isn't much out on the market at moment and hadn't been a huge amount come on in last year in this area. Should we go for it or wait and hope something else comes up? Will it be difficult to sell in the future because of the garden?

How old are the children? They need less space as they age. Many barely leave their bedrooms...

In what way is it small, what are you missing?

As for the garden, many people don't want one. It only limits people with young children or animals who need an enclosed garden.

What a great house! The garden still looks quite private though. We downsized from a six bed to a two bed cottage (though dc had left home). Best thing we ever did though it did take ages to get rid of surplus furniture.

Taking pressure off of your family sounds like a priority. There is always someone who will buy a property at the right price. The house is pretty it wouldn’t be for me because of the small kitchen and the garden plus my DS is 6ft 4 and the ceilings look a bit low but that’s my tick list. Everyone has a few wishes when househunting. But just as I always have big garden on my list there are just as many who don’t want a big garden.

House is beautiful, old and modern combined well. Living spaces are a good size. Just depends on bedroom sizes.

I have family in that area and it is such a beautiful place and the surrounding areas.

It’s beautiful! It would frustrate me not having a kitchen table though, and I couldn’t manage having the front door open directly into the dining room area (but that’s purely down to me being a cold bitten thing, with kids who can’t shut doors!)

It's a lovely house but hard to know if it's suitable as you haven't told us who will be living there. If you have 5 kids it might not work Grin

The house is lovely, but what is behind it if there is no rear garden or room to expand? If it doesn't back onto anything bad, then I'd certainly consider it - and investigate putting an en suite into that top floor study area. It is a lot of money though for downsizing and can't help thinking you'd be able to get exactly what you want in another (still v nice) location for £500k. But if it has to be there, then go for it.

Thanks everyone! Yes would help if I told you more about us! We have 2 DC who are 5y & 3y. And a lab. So the garden is a compromise. Not that we want a big one just we might need to be imaginative with a climbing frame etc going down levels. Behind the house is a garden. Nothing ominous and actually there is only 1 so did that looks that way so the house is very front facing. It is high up and not overlooked. It's also down a little lane with no traffic so the kids play on the lane (obvs when older). It also backs on to Minchinhampton Common so lots of space on the door step.

We live in a much bigger place now but quite frankly it's a burden. An ensuite upstairs would be fab. And maybe an enclosed porch would be better than an open one. Also I'd love to knock the kitchen into the dining room but that's all nice to have!

We are v limited to area and need to be 5 minutes from Nailsworth which limits your search area massively. If we could go north a bit we'd definitely get more for our money but that's a compromise.

I have similar age kids and personally wouldn’t like a non secure garden. Being at the front may not be a problem if it can be secured? It could be a problem if you want to sell but if you plan on being there for many years I wouldn’t worry too much.
Looks gorgeous though - it’s just whether it can work for you.
