Question for landlords

Hi

I'm buying a new build flat and living in a rented flat whilst it's being built. My lease is 12 months with a 6 month break clause. The new flat is likely to be ready to move into at around the 6 month break point but of course it could be delayed.

I'd like to ask my landlord if we can activate the break clause but stay in on a 30 day rolling contract if we need to. Obviously if she finds tenants then we would vacate. Before we rented this flat she really struggled to let it (it was on the rental market for at least 6 months)

My question is, is that a fair ask? Our landlady is lovely and I don't want to be a CF.

I have tenants on a 2-month rolling break clause, as they want to buy. I'm always happy to help people.

I’m a landlady and I’d be ok with that. Some might not, but you won’t know unless you ask.

I thought the laws had changed so that tenant couldn’t be held to a contract anymore? Just hand in 1 months notice?

What is your break clause after 6m, I think standard is 2m rolling isn't it? That said, I have wonderful tenants and I change the terms of the contract every year to suit what's expected. I think you should ask for a 12m contract with 30 day notice period / break after the first 6m. If your LL doesn't know you they will be less likely to offer flexibility, also if it has been unoccupied they are less likely to give you flexibility before 6m than more.

Ask your letting agent but yes that's what I understand. It's fairly standard practise afaik
