Living somewhere between Nottingham and Leicester

Right Mumsnet I need advice. I have family in South Notts and DH had got a job offer in central Leicester. We are looking for nice places to live between the two. Location needs to be affordable (3-4 bed for £260000 ISH) good schools and ideally somewhere with nice shops, pubs restaurants and cafes. Don't mind being rural if there are shops and cafes and good transport links. Any tips on villages and towns? Thanks!

I think the nicer villages between would be too expensive. I like Birstall which would be a good commute & has pubs etc nearby

East Leake, Shepshed, Hathern, Keyworth (easy access to A46), Loughborough

It would need to be a village outside of Leicestershire, as prices in North Leicester have really increased due to ‘prestige’ new builds. You might have more luck in and around Loughborough or Beeston but you would need to aim for a 3 bed for your price range — a 4 bed would be in a shit location or have other issues.

You will struggle on that budget in a village these days, you will pick up a house, just, on the north edge of Leicester. But even ex council houses on the estates are pushing £200k these days due to London commuters! Birstall could be an option but no idea on schools as we live south of the city centre. There's good schools in Oadby but wrong side for you

We have good friends who live in Newtown Linford, it's a beautiful village and great location for getting on the motorway.

Also has Bradgate park, beautiful place...in my dreams we would leave SE London and move up there!

oh no, just been looking on Rightmove- sorry I don't think my suggestion has been helpful, it all seems mega pricey even the 'normal' houses.

But it is such a lovely place!

Avoid (and I'm not a snob who is anti-Long Eaton). HS2 is going to decimate the place (19 foot high viaduct through the centre of town level of decimation). Would have recommended Toton - but again - check the route carefully and there's a LOT of development planned around there when the barracks close for housing.

East Leake, Gotham, Bunny sprang to my mind but no idea of prices out that way.

Again - check the HS2 route and the most recent environmental impact statements very very carefully - a lot of your target search area is in the path of it and the most recent impact statement brings the potentially affected areas out much further than just glancing at the route map might indicate.

Interesting about the HS2 route I hadn't even considered that thank you! I know Bunny and East Leake quite well. Bunny doesn't haven't much in the way of shops but it does have a nice pub. I've seen a couple of houses in Cotgrave Keyworth Bingham and Radcliffe on Trent but the commute will be 45 mins plus. Does anyone know if there are good park and ride services into Leicester?

If you’re considering a move somewhere north of the A46, do some rush hour research about how the morning journey will join/cross the A46. Some junctions are fairly hair-raising and have big queues backing up from them.

I know someone who lives in Castle Donnington. It’s very small but close to the motorway. They are very happy there.

Sileby would be my pick in that price range. Has minor train station to Leicester. Has small supermarket etc.

Good acces to A46 for South Notts.

Car or train to commute to Leicester.

We wouldn't be using the motor way we would use the A46. Google says rush hour commute is 45 mins from Bingham. I'll check out Castle Donnington and Sileby thank you

Commuting from m1j24 to Leicester is not a good commute. The m1 can take anything from 30mins to 3 hrs and is no way predictable. I'd say both extremes happen each week.

The journey from j24 into castle don can take an hour on its own at rush hour so I wouldn't consider it for a Leicester commute.

Just seen you are avoiding m1 - castle don, kegworth, lboro, shepshed are all pretty much out of the running then.
