Selling in Bromley - How is it going?

Hello ladies,
Our house is on the market since Sept. Reduced twice since, but only managed 2 viewings. We have around 20 rightmove views per day. The house is modern, good spec, spotless and is in catchment for outstanding primary and secondary schools.

Anyone else selling their house near Bromley? How is it going?

A friend is and theirs got snapped up within a week. Sounds like the price is too high.

There was one on our road at the price we initially listed at. It is slightly smaller than ours but that sold in 3 months :(
We are 50k cheaper at the moment.

Kerb appeal : i must admit we dont pay a lot of attention to outside. Although our house is stunning inside, it looks a bit ignored on the outside (the front garden, lawn etc). Does it matter so much?

Is it a good idea to get it off the market now and re list in Jan or may be once there is more stability (after brexit?)

Kerb appeal matters. People are only going to glance at the front of the house and decide that they don't want to come home to an eyesore, and also make a snap judgement about the likely standards of maintenance inside. Can you post a link?

Kerb appeal does matter. If a house looks uncared for outside people will wonder what else you haven't bothered with inside.

Fwiw my house looked unkempt and unloved from the outside - and it was unkempt and unloved inside too. BUT the price had been dropped low enough to make it worthwhile for us.

A good friend of mine is in West Wickham... so not far away, had her house on for 595k and didn't get any interest for 3 months, reduced it to offers over 525k and had multiple offers within a week
Price is key atm
Also kerb appeal is hugely Important... can't you tart it up a bit, not really the time of year for a lick of paint but wash the walls, drive and deweed and trim hedges if you have thsm

It doesn’t look that bad. The drive is clean (no weeds), paint is fine. Lawn is a bit grown, dried up perennials still there Blush and there are dry leaves swept in by the wind from elsewhere.

(Ok, I just realised all this won’t take much time to sort out)

I've just moved near Bromley. I sold in Lewisham and it took from October last year to June this year to find a buyer, despite lots of viewings. I dropped my price twice as prices are definitely going down. The house I bought was on the market for two/three months before I put in an offer. They had also dropped price.

We dropped price twice. We are now 50k under our original asking price - thats nearly 10% drop. Still no viewings! Houses on our road sell for much more. We are with an online agent. Could that be a problem?

Not a seller here, but we are in the process of buying a maisonette in Beckenham.

I am obsessed with Rightmove and take a look most days.

The place we are buying has been on the market since March, and the price has been reduced twice.

It seems that prices are definitely falling, much more of a buyers market right now.

I know that the (divorcing) vendors are not really happy with the agreed purchase price- by comparison with similar properties that have sold in the same road/nearby over the last few years, those have gone for a higher price e.g. 20k more than we are getting it for.

We have our fingers crossed that nobody comes along with a higher offer before we exchange contracts!

In the current slow market online estate agents could be an issue. Lots of people do not want to view properties on with Purple Bricks etc. Also, my complicated sale was helped along a lot by my agents. Unless money is very tight, I would recommend a high street agent.

Its not the money, we went with an online agent as they sold a friend's house quickly last year.

I find the online agents like zopa and purple bricks have the greatest sellers... Probably because they let them name the price... which any decent high street agent wouldnt

Turquoise I wouldn't worry about a higher offer coming in... I would assume you are paying around the 300k mark... 20k off last years prices is not enough for that area from my experience

Yes, well we are paying more than 300k...even though it's been on the market for ages and the price has come down quite a bit, I'm actually feeling really nervous about the whole thing.

DH is v keen to go through with the purchase, saying we're better off on the property ladder rather than continuing to rent. I don't know- it's a 2 bedroom and we already have 2 small children so we will be struggling for space from the start, but then again it's all we can afford on our budget.

Do you mean that you think the prices should have dropped by more than 20K? what things make you think that?
I am just really curious.

My DH has owned before (not in London) and I am a total nervous wreck of a first time buyer!
