Where and when to buy property in London

Hello Eveybody

We recently moved from Singapore to London. London is so cool and planning to buy a new home and settle here for another next 5 years( kid is primary 1). Now am staying in Greenwich Charlton. This is very beautiful place and we cannot affordable to buy house here. Please
Recommend me family living residential area and Low crime rate .London bridge commute from 30 to 50 minutes fine .
Any idea about below places . Checked reasonable house price with help to buy scheme

Slade Green
Belvedere Station
Thornton Heath

Note: when is the right time to buy new house before March or after March .

Looking for a recommendation and thanks a lot all

Can't help much as I live in the north but I do work in house sales. The market is falling and set to continue falling until we know more about Brexit so you'll do well as a buyer in this market. Only risk is buying now you don't know how much more the market will fall, so if you only want to stay a few years you may actually lose value on your house. If you're planning to live there 5 years+ then you should be fine.

Hello, we live in Furzedown - an area with a village feel between Tooting and Streatham. It featured in The Times best places to live this year. Easy to get to London Bridge on the Northern line.

House prices are not growing as fast as they were - we have listed our house to sell. Its a biggish 4 bed house right near great schools. I think we are more reasonable then Greenwich prices.

All 3 areas you have mentioned to put it bluntly are not desirable or safe....
What sort of property and budget would help make some suggestions

Oh, come off it, those areas are not 'unsafe'. Not fashionable and posh, but then where is that is 'affordable'?

None will have low crime rates... All 3 are pretty impoverished areas

Echo what the others say re; those areas not particularly nice. if your budget is up to £400K you would be better off looking at Dartford, Swanley, Bromley or Orpington. You should get a two bed house in those areas with good schools. Not a central London vibe but safe and easy to get into London to visit for recreation/work.
Plumstead Common is up and coming and has a nice community feel but is next to Woolwich which is still rough. Only a 5 minute drive to Charlton or a bit further on for Blackheath and Greenwich. Plenty of houses under £350K around the Common.

Budget? We will have very different suggestions if your budget is 1 million than we would for 400k.

Thank you so much for your kind information. Our max Budget is £5,50,000 . Help to buy. Like new built houses, mews house, town house, gated community type . Anywhere is fine inside or outside London . Only thing travel time from home to bank station at the Max 1 hr.

Low crime rate and happy people
Nearby primary school .

You don't have to go as far (or as grim) as Thornton Heath for that £ right now. Prices have come down enough for you to buy on the outskirts of Crystal Palace e.g. this is near an outstanding primary with a good community and should leave you with enough to do it up -

You could also look around Streatham Vale, Norbury, South Norwood, Beckenham - all places I'd consider before Thornton Heath, although there are of course better/worse roads in all areas so some bits of TH are less grim than others.

With that travel time to Bank, you prob wanna investigate further south east though - Eltham, Shooters Hill, just that bit further out than you are.

I’d scrap the idea of help to buy and look at nice flats in tooting/mitcham/streatham/Crystal Palace

Does it have to be Help to Buy? Or can you stretch to buying normally. Greenwich Peninsula has a lot of HTB flats/houses but I think these will be vulnerable to big price falls in a recession. Good location though right by the river and North Greenwich Jubilee line.

This is in West Norwood, on a direct line to London Bridge.
West Norwood has a the West Norwood Feast every month , with markets in all the streets and bands, a new cinema, good leisure centre with pool, gym, Library, and the very good Julian's primary school.

I agree with PP, there are better areas than those you listed although croydon is a good investment area with the new regeneration plans on the horizon & TH is the fastest growing area in croydon so bearing in mind your 5 yr look out it may work out for you if you can find a deal. Try looking south of croydon also for nice family homes. The transport links are pretty good also.
Dartford is another good investment option although I am not sure about the transportation links/times.
Given that you want to stay here for around 5yrs I would be wearing for the H2B because after 5 years the fees on the loan start to kick in & it is likely that you may overpay on the value of the house unless you get a real bargain which you buying outright you will have more room for negotiation.
