Halifax mortgage process

Anyone got halfax mortgage within last year? After some reassurance nervous fab here.

We got approved in principle in August made offer on house

Start Sept did full application for mortgage.

Halifax did hard search on credit file

Mortage broker said approved subject to survey and valuation.

But they did offer 3k less than wanted they hinted to broker was undeclared credit but checked our credit file we have no debts.

Survey was about to happen sellers pulled out changed their mind.

Mortage broker said go find another house.

So we did and offer accepted.
No chain as we rent and seller wants to move into rented.

Survey and valuation done undervalued but halfiax seem happy as its valued more than we borrowing and we putting 22% deposit down.

Another lomg few days we get mortgage offer.

Our solicitors received our offer.
Doing life insurance tommorow.

Seller wants to move asap before xmas
His solicitor is being slow.
Ours says have few more searches and hopefully complete 20th December.

Don't want to give landlord notice until we exchange.

There's bit In mortgage offer I don't know is standard is pay off any remaining credit at completion.

We have no plans
Credit card is at 0 we only use it for emergency.
Same with small arranged overdraft we occasionally use.

Due to child benefit giving us extra income I added my husband's name to account its paid into this meant a credut check and search on file but we did this before full application.
But the hard check halfiax did at full application has lowered score from food to fair.

Reading all sorts things on mse that they do a 2nd credit check at exchange or completion is this true as been fairly short time frame sept 10th full application was booked.

The only thing thats changed is the initial credit check lowered score.
We taken out no new credit.
We have proof of deposit savings.

Thinking any insurance life and buildings both of which we will need will involve a credut check lowering score.

I'm probably being a stressed out paranoid loon.
At some point we have to arrange utilities.

Advice on mse is do nothing that will affect your credit file.
Until after completion.

I assume that means new car. Big loans. Racking up huge credit card bill.

Everything we told them is correct.
Income and job still the same.

Should exchange and completion go smoothly. From mortgage money point of view.

Will show solicitor all our balances.
Mortage advisor probably thinks im a stressed out look.

We got approved a couple of months ago with Halifax two days after putting in the application. Experian score went down due to hard credit search as normal. There was a clause in the offer stating we had to pay off credit card (2.5k) pre the money being released but I didn't read it properly and never paid it off - got the mortgage and no problems!

I got approved by Halifax exactly 1 month after my application a couple of weeks ago, but they didn't value the property as high as my offer. Luckily the seller's agreed to reduce the purchase price so it wasn't a major issue but it was stressful at the time.

Longest part was waiting for Halifax to arrange the valuation. They took three weeks. Once that was done and I renegotiated price, the offer came pretty quickly afterwards.

Aqua thats good I assume they only did 1 search not 2nd nearer exchange/completion.

We have no debts no loans and 0 credit

card balance so no idea what they on about .

Broker said its common clause

We have shared agreed overdraft 100 we dip in and out of.

I'm just stressing if all the things could go wrong.

Husband said i have to stop reading mortgage horror stories.

Freinds think I'm bonkers worrying but the rules changed 2014 its beeb a lengthy wait its been to underwriters twice.
Took weeks get valuation done.
We getting 1k cashback back from completion.

I dont think seller will back out.

It's just completing over Xmas luckily we rent so have 2 house cross over.

Tinker bell glad your seller reduced price.
Ours was under valued but we putting down big deposit.

Have you moved yet.

Do they do another credit search.

Seeing financial advisor tommorow re life insurance but need buildings contents before we complete.

Hi just wondering if anyone can answer my question we have a dip with Halifax’s and have our house up for sale! When I spoke to the broker that was recommended from the new builds we are hoping to buy he only asked for credit card and loan details! Anyway we got a dip and the amount was what we wanted! No hard search has shown in my credit report and my question is I have quite a few store cards prob totalling to 2,000 so I wondering could I consolidate these with a loan before we do full application as will I have had a credit check already done in order for dip to be granted! Or will it hinder us getting the mortgage!

Any new debt will go against you even if it's to consolidate.

We have about 25k in debts and we told Halifax we will take the money out of the equity to pay off which they were happy for us to do and factored us in more affordability due to this.

Our mortgage broker advised against us consolidating the debt before hand with another loan as she said we will most definitely not get a mortgage then.

She said best to pay off in cash if you have it, or to wait and pay it off with equity or do a loan after you have the mortgage to consolidate.

Equity option the better one as Halifax know it's being paid off outright then

Thanks for your message, we won’t have enough equity in the property to use it so not an option unfortunately . Do you know what credit checks are done at aip stage and what they can see on your credit report! I’m happy to wait till we have mortgage and pay off but tbh I think they will think I have too much debt to give us the mortgage!

Wonder if someone can help. I have had my mortgage approved by Halifax on house that had previous subsidence. My insurance on the house is in place but my question is will Halifax still lend as the excess is 2500 and normal excess is 1000. Halifax are really slow at responding so wonder if any one else would know.

Hi,
I have applied mortgage through broker with Halifax on 23/1/23 we got agreement in principle approved then we made the full application and Halifax done hard searches on me and my mrs on 23, 24 and 25/1 and then the declined our mortgage without giving us any solid reason.
Then I request subject access request from Halifax and they send me letter on 15/2/23 saying that they don't hold any data on my name which is very strange as we got our agreement in principle from Halifax and we made our full application with Halifax on top the most shocking part is we both had hard search on our name done by Halifax mortgages on same day 15/2/23 when I got letter from Halifax about subject access request.
I am shocked and lost why the Halifax will carry out another hard search after mortgage was declined like 20 days ago? secondly I have send the email to my broker to ask why it happened or do you know anything about that.

If anyone have similar experience or know anything about this kindly share.
