Should we offer the asking price?

We have sold our house and in a hurry to move before baby comes. We had offer accepted and were proceeding before the survey revealed the extent of repairs required (the house is not in a great state in some ways, but in other ways it’s good or new windows doors).

Last night we spotted a very similar house come onto the market - 3 streets away so there is no real difference in terms of location (same school catchment). It was built the same year and of exact same construction. We went to see it today and although it’s not decorated to our taste, it’s all done. So the repairs required on the other house will definitely not be required in this new house.

Now the asking price for the new house is the same as our offer accepted on the original house. Except the original vendors are playing hardball refusing to reduce the price by very much to account for the extensive and expensive repairs.

We now want to walk away from the original house and offer on the new house. But we want the offer to be accepted first before we pull out of the original house.

So my question is do we go straight in at asking price and ask them to take it off the market immediately? Any other tips or advice? We need to proceed quickly to get moving and keep our buyer. We understand the new vendors are willing to move quickly and aren’t looking for a new house.

We have a FTB - conveyancing well underway. The sellers are not buying anything so end February is probably feasible but agree not definite

I see no problem with offering full asking price. It is subject to survey, after all. Should anything pop up in the survey you will be well placed to negotiate a little off the asking price at that point. The main thing is to get the conveyancing under way. Good luck!

Put in offer on second house for full asking price, with no further viewings permitted and subject to satisfactory survey. Go back to first house seller and withdraw offer as price not reflected in issues found by survey. If you want second house don't mess about or you may lose it and end up sorry.

We are waiting to hear back on our offer- very close to asking. We will go to asking if they want us to- we were just delayed by the EA in putting forward an offer and there have been a few viewings so wanted some wriggle room in case there is competition. No idea if this was the right strategy though. Pros and cons of going in at full asking.

Could go either way but will happily offer more to get the house if needed.

Will update as soon as we hear!

Oh and we pulled out of other house.

Found out our unborn child has a serious (but not life limiting) health condition yesterday at scan. We will have weekly visits to hospital for months, so we’re no longer able to take on a refurb. Made the decision easier for us. We are lucky because we live close to hospital and should be sorted by school age, so all will be ok- but definitely not the time to be taking on a major refurb!!

I'm very sorry to hear that you have had some bad news about your baby's health. It sounds like a wise choice not to take on lots of renovation work to add to the mix.

Thanks everyone- baby will be ok in the long run so we’re counting our blessings it’s totally treatable. We will be able to fit a new kitchen/ floors etc in new house but no building work.

Hopefully we’ll find out today and it will be good news!

Woohoo! Just took a call from the EA to let me know we got the house at asking price! The vendors have agreed to cancel all booked viewings and exchange/complete ASAP.

I’m telling you lot before I go home and tell my husband Grin

Thank you all. Yes it feels like it was meant to be- no work required beyond cosmetic, so we’ll spend less and both houses will be worth the same in the long run. Feeling like we had a lucky escape. Do-er uppers are not always good value for money (and there is always the risk you’ve taken on a money pit).

We can relax and enjoy with our new baby Smile
