Floor Plan Help!!

May be putting an offer on this house with this floor plan, the house needs updating, and we're happy to knock walls down or whatever it needs doing to make it the best it can be.
I've attached a floor plan of the downstairs, was just wondering your idea on how to make the most of the space. As we would ideally like to fit a dining table in.
I suggested we block the door on the left as you walk in, but take down the wall between the kitchen and living room, so it kind of flows around from the kitchen, to a dining table, and then to the living room. Would this seem a strange lay out?
Also thought of putting bifold doors of the top wall on the living room, and blocking off the door next to the downstairs toilet.
Haven't thought much into it but this was a quick idea.
Any suggestions you have would be highly appreciated!

I agree with the bifold/patio doors at the top of the living room but I'm not sure I would get rid of the back door to the left of the downstairs toilet. I don't know if you have children but you might not appreciate them dragging mud etc through the living room/dining room if there is only access through the bifold doors ( I speak from experience!) I would make the hallway on the right hand side of the house into a mudroom/utility room.
Would you be able to access the utility room from the current entrance hall? If so, I would be tempted to block up the door from the kitchen and then use that extra wall space to reconfigure your kitchen cabinets - L shaped from under the window down along the wall where that door currently is. It would free up floor space for a dining table etc without having to steal a lot of floor space from what is currently the living room.

@MsMamaNature that's a good idea! Blocking off that door is a good idea, so there would just be a flow of kitchen units instead of a door just stuck in the middle!

Depending upon drainage and which internal walls are supporting walls I would open up the kitchen to include the loo , cupboard and hall and come right across the back of the property as one large room , you can include the bifold doors where the old door was along that wall & the loo could go into the utility room

You will need building regs and structural calculations for removing internal supporting walls , and the loo , you will need planning permission ( and building regs / structural calculations) on the opening up of an outside wall to replace it with bifolds

( but bearing in mind these things can usually be moved - is the end value worth the cost of the work )

I would move the toilet into the utility as it looks quite big and use the space where it was as more kitchen space. You can still have the bifold doors and wouldn’t need the extra back foot. I’d block that up.

Obviously knock down the wall into the toilet area so it’s all open.

I've attached floor plan with your ideas, to see if I've got it all right?
My partners a builder and does all of this kind of work on a regular basis, so he'll be able to tell wether or not we'll be able to do it.
Any other suggestions or changes much appreciatedGrin

How about basically that, but put the loo against the other wall facing the cloakroom door so that can be a typical small downstairs cloakroom. Then grab the other half of the utility to combine with the kitchen and have either a utility area (maybe hidden behind sliding doors) or just more space?

I’d put the kitchen along the right and bottom walls. Either have washing machine behind sliding doors in the toilet, or have access to it from the kitchen.

Once opened up I’d put kitchen right over towards loo, table in middle and open into living room. I’d probably bifold in living room, if you can’t do multiple. Kitchen in the middle stuff goes both ways and hard to contain.
